"The roads are private, so people ride horses and ATVs around, which is just a lifestyle thing."

Lake Harney Woods residents enjoy a private boat ramp
Hunters Envy, a local outfit, offers professionally guided hunting excursions on its 3,000-acre ranch where deer, turkey, wild boar, black bears and waterfowl roam. Anglers are drawn to Lake Harney. And even though alligators live in the water, some locals take their chances and swim. There's a private boat ramp here, and just south at C.S. Lee Park there’s a public ramp. Little Big Econ State Forest spans over 10,000 acres 12 miles south, providing a place to canoe and kayak along the 17-mile Econlockhatchee River. That river and Lake Harney flow into St. Johns River, which is over 300 miles long. About 16 miles south, Lake Harney Wilderness Area offers an observation deck overlooking St. Johns River and over 2 miles of hiking trails. The nearest marinas are within 20 miles, so many residents here store their boats in their driveways. The undeveloped beaches along the Canaveral National Seashore are 50 miles away, or an hour's drive.

"The price of the homes are a little less than surrounding areas like Geneva," says 12-year Realtor Remon Faragalla of La Rosa Realty Central Florida. Homeowners association fees are less than $100 a month. Single-family residences are priced from the $400,000s to $800,000s. Less common are mobile homes. They range from the high $200,000s to the high $300,000s. Proximity to water — whether lakes or ponds — figures into a property‘s value alongside the usual elements of size and condition. Though no homes are lakefront on Lake Harney. The last major flood locally was in 2022 when Hurricane Ian caused significant damage to area homes and flooded the neighborhood's entrance. The water took weeks to recede.

It is around 16 miles to the nearest grocery store, Winn-Dixie, in Titusville. The town also has Publix, Walgreens and other stores, as well as restaurant chains from Taco Bell to Beef O' Brady's. Some locals also supplement their pantries with homegrown food. "You'll see small homesteads with crops and a lot of livestock," Spaur says. "Being self-sustaining is its own reward for a lot of people who move out here." The CAP Index Crime Score for Lake Harney Woods is a 1, significantly lower than the national average of 4 out of 10.

"You get more land out here for your money, but it means you have to drive a lot more," Spaur says. Since Lake Harney Woods is so rural, a car is largely required to get to most places, though traveling by horse, bike or ATV are all options on residential roads. Morgan Alderman Road, the only route in and out of Lake Harney Woods, leads south to Florida State Road 46. Parrish Medical Center is 18 miles west. The Kennedy Space Center is within 30 miles. And despite the area’s rural location, a trip to Disney World is less than an hour's drive, or 40 miles away.
Lake Harney Woods locals have access to Interstate 95 only 15 minutes away in Mims.
