Minisink residents are just a stone’s throw away from the great outdoors, “We have the valley, the mountains and the river,” Bruhns says. Hansen Memorial Park features a baseball diamond for youth leagues, tennis courts and a picnic pavilion. About 5 miles up the road, Green Ridge Golf Club is open to the public year-round. Brandwein Nature Learning Preserve caters to curious youngsters, and Orange County Sports Club offers programs for kids and adults. Locals can also enjoy weekend trips to the LEGOLAND New York Resort, just 17 miles away. The northern portion of Wallkill River National Wildlife Refuge offers miles of trails less than 5 miles away. Liberty Loop Trail and Winding Waters Trail are the closest, stretching for 2 miles along the Wallkill River. In Unionville, one local bar and pizza joint draws after-work crowds. Fresh produce is abundant, with many small-scale farmers markets to choose from. National grocers and big box stores are less than 15 miles away in surrounding towns like Port Jervis, Middletown and Matamoras.

Spacious New Traditionals and contemporary Craftsman-influenced properties are typical, with prices ranging from $500,000 to $900,000 depending on square footage and lot size. Historic farmhouses with acres of land can sell for over $1 million, along with undeveloped plots. Homebuyers should note that the Minisink Compressor Station, which pressurizes gas to keep it flowing through the nearby pipeline, has raised local concerns regarding air quality. However, no official statement has been made.

The Minisink Valley Central School District serves the area, scoring above-average ratings on Niche. “The community is great. My friend used to teach there,” Bruhns says. Elementary schoolers are divided between B-rated schools, with Minisink Valley Elementary serving kindergarten through second grade and Minisink Valley Intermediate catering to third through fifth graders. Minisink Valley Middle is also graded B, and Minisink Valley High earns a B-plus. The latter offers Advanced Placement courses, while SUNY Orange Community College is about 10 miles away in Middletown.

New York City is approximately 65 miles east, and Scranton, Pennsylvania, is about 70 miles west. “There are many retirees and remote workers, but several people, like my daughter, still commute to the city,” Rachlin says. Port Jervis’s Bon Secours Community Hospital and Warwick’s St. Anthony Community Hospital are nearly equidistance, around 10 miles away, and New York Stewart International Airport is about 30 miles northeast.
