On Houston's western outskirts, Mission Bend is a mostly residential community with multiple subdivisions featuring well-kept houses along sidewalk-lined streets. Homebuyers are near many shopping and dining options, and there’s easy access from the neighborhood to Richmond, Downtown Houston and Sugar Land. "The properties have a lot of interest because they're very close to Highway 6," says experienced local Realtor Karla Fonseca Kohnke of Forey Real Estate. This two-lane roadway—lined with supermarkets, big-box stores, fast-food joints and restaurants—leads south to Sugar Land and north to a local jewel: the 7,800-acre George Bush Park.

Houses sell quickly in Mission Bend

Mission Bend is made up of numerous subdivisions with single-family homes mostly built between 1970 and the 1990s. Some are single-story Craftsman- and ranch-style homes; others are two-level New Traditional houses with brick and stone facades. “The homes, for the most part, they’re in pretty good shape,” says Real Properties’ Kendall Mire, a leading Realtor in the area for several years. “For the most part, Mission Bend — like the Richmond area — that’s what you call blacktop soil.” Compared to the clay soil seen across much of the rest of Houston, this harder soil leads to fewer foundation issues, Mire explains. Prices start at around $200,000 for a house that may need some work, going up to around $350,000s for an updated property. Houses here sell quickly: “Any home that’s pretty decent is going to last a week at most,” says Mire. Sidewalks line virtually every street in Mission Bend, encouraging walking and biking. HOAs are common here, helping to support community amenities like playgrounds and seasonal pools.

Home to many well-rated schools, including Bush High School

Mission Bend is served by the Fort Bend Independent School District, a system that boasts an A overall rating on Niche. Many schools are located in the neighborhood, including Mission Glen Elementary, a B-rated campus with a student-teacher ratio of 10-to-1, and Hodges Bend Middle, a B-minus-rated school whose extracurricular activities range from a board game club to a science club. The B-rated Bush High includes a career and technical education department with programs on topics like agriculture science and computer science.

Community parks and pools, plus George Bush Park nearby

Multiple parks dot Mission Bend, including Mission West Park, which includes a playground and a splash pad. There are also several community pools that are open seasonally, including the Mission Glen Pool. But one of the area’s jewels looms large, just to the north of Mission Bend: George Bush Park. George Bush Park stretches a whopping 7,800 acres and is packed with amenities including walking and biking trails, soccer and baseball fields, multiple playgrounds and a dog park.

Shopping and dining along Highway 6 and in nearby Richmond

Though Mission Bend is primarily residential, Highway 6, which runs along the neighborhood’s east side, is lined with commercial offerings like H-E-B, Kroger, Shipley’s Donuts and numerous fast-food outlets. In the community are a handful of small businesses including El Roli’s Birria, known for its birria tacos, Sakura Asian Bistro for sushi and several Mexican and Colombian bakeries. Nearby Richmond is home to many chain restaurants . “Most of the people that live in Mission Bend are going right there into Richmond,” Mire says. “You’ve got everything right there. Outback Steakhouse, Chili’s, Red River Cantina.”

Mission Bend’s convenience extends to its proximity to multiple houses of worship. Houston is home to Texas’ largest Sikh and Muslim populations, and residents in this neighborhood are close to Gurdwara Sahib of SouthWest Houston, Markazi Imam Bargah Al-Murtaza and the ISGH Masjid Hamza - Mission Bend Islamic Center. This area also offers the non-denominational Grace International Church.

Easy access to the Westpark Tollway and Downtown Houston

Downtown Houston is just over 20 miles away from Mission Bend via the Westpark Tollway, which runs along the neighborhood’s northern side. Highway 6 leads to Sugar Land, about 10 miles to the south, and Richmond, which is about 5 miles away. Mission Bend also has multiple stops in Houston’s METRO bus system, and is close to the Mission Bend Transit Center, where commuters can transfer to other routes or leave their car in the park and ride lot. Those traveling out of town have William P. Hobby Airport at their disposal, roughly 30 miles away.

Those living in Mission Bend can trek to nearby Richmond for community programming. Richmond hosts monthly movie screenings at its Wessendorf Park, for example. There’s also a monthly farmers market in Richmond, at City Hall Park Plaza.
