Established homes in the Missoula hillside
Moose Can Gully is an established suburban neighborhood with homes from the past several decades. "The architectural style is from the 70s all the way to modern. Craftsman is really popular," says Reed. "What we're seeing up there is a lot of clients are buying these older homes and fixing them up, so you get that eclectic feel of the 70s, 80s and 90s but more updated." Most houses are ranch-style and raised ranches with built-in garages. They are built close enough together that neighbors can easily get to know one another, but with enough space that the homes still feel private. Other styles include Craftsman and contemporary homes. These single-family houses typically cost between $450,000 and $850,0000. There are also several condos and townhouses throughout the neighborhood that offer a lower-maintenance lifestyle. Most of these properties come with homeowners associations that include lawn care and utilities in the monthly dues. These properties typically cost between $315,000 and $580,000. The HOA fees can range from $200 to $300 a month. Buyers in the southern edge of the neighborhood should be aware of a higher risk of wildfires as the area butts up against the Sapphire Mountains.
