A growing suburb between Semmes and Mobile

Garland may technically be in Mobile, but Jennifer Ballard says, “It’s really considered part of Semmes.” Ballard, a local Realtor and associate broker with Bellator Real Estate LLC, says, “It’s really a rapidly growing community that’s super close to any of your grocery stores, gas stations and those kinds of conveniences.” Garland is located on the far west end of Mobile, just 15 miles from the Mississippi border. Situated between U.S. Route 98 and Red Creek, the suburban neighborhood offers easy access to the museums and Main Street-style shops and restaurants on Dauphin Street. Ranch-style homes and empty lots

A small offshoot of Red Creek runs through the middle of Garland, bisecting its residential subdivisions. The central branch can flood during heavy rains, so deep ditches and wide storm drains line most street curbs. The original homes were built between the 1960s and '80s. These ranch-style houses display elements of prairie architecture, with low-pitched hipped roofs extending across front porticos. Most homes stretch across half-acre lawns shaded by established oak trees and giant pines. These listings typically range between $125,000 and $250,000. The Kings Branch Estates subdivision is the neighborhood's most recent addition. New Traditional homes, some with Craftsman design elements like shingle-siding, sit neatly on quarter-acre lots outlined by freshly paved sidewalks. There are a few houses from the early 2000s that list around $285,000, but the new constructions range up to $350,000. Some empty lots on the west side of Garland start at $30,000.

STEM programs at Clark Shaw Magnet School

Students in Garland are zoned for Mobile County Public Schools. Preschoolers can begin at Orchard Elementary, which scores a C-plus on Niche. Earning an A-minus, Clark Shaw Magnet is one of the top-ranked middle schools in Mobile. It’s recognized as an Alabama Bicentennial School of Excellence and offers the only Cognia-certified STEM program in the state’s southern region. Mary G. Montgomery High receives a B-minus.

Highway 98 crosses into Mississippi

Garland sits at the furthest northwest end of Mobile’s city limits, abutting the small City of Semmes, and it is a car-dependent community. U.S. Route 98, locally known as Moffett Road, borders its south end and links to Downtown Mobile in about 10 miles. Residents can access Spring Hill Medical Center and Mobile International Airport from here. Interstate 10 passes through Downtown and connects to Pensacola fewer than 60 miles east of Mobile. Highway 98 crosses the Mississippi state line about 15 miles northwest of Garland.

Publix just opened 3 miles away

Everyday conveniences are fewer than 5 miles from Garland. “It’s close to groceries and big box chains, but not like department stores and those sorts of retailers; that’s going to be closer to Midtown,” Ballard says. A brand-new Publix opened about 3 miles away in October 2024. Just north of Garland, there’s a Walmart Supercenter and some fast-food chains on Moffet Road. Yellowhammer Coffee “is a very popular local franchise down here,” Ballard says. “They’re local and family-owned, and they serve amazing coffee.”

3 miles from Semmes Municipal Park

GGarland is about 3 miles from Semmes Municipal Park. Opening in 2016, the park has a large playground, paved walking trails and a canopy-covered outdoor gym. The disc golf course surrounds a large, freshwater pond open for catch-and-release fishing, and a brand-new splash pad opened in 2022. Anyone can pay to play at Magnolia Grove Golf Course, which Golf Digest ranks as one of “America’s Top 50 Affordable Courses.” Aspiring dancers can take lessons at the Melinda Leigh Performing Arts Center along Moffett Road.
