Those seeking a historic home close to storied parks and the lively downtown core may feel right at home in Aurora. The neighborhood is known for an eclectic mix of architectural styles, including Tudor, Craftsman and ranch-style homes. The median home price is in the mid-$500,000s, slightly above the median price in Modesto and the surrounding towns. Some listings sell for up to $1.4 million, depending on home size. "It is one of the most desirable neighborhoods in Modesto because of its larger estate-style, Tudor and custom homes," says Jessica Barrios, Realtor and owner at Barrios Realty Consultants. "It has a higher, more luxurious price point because of its proximity to downtown, the freeway and all the amenities."
While home prices are slightly higher, homeownership is higher as well, making it one of the more stable high-value areas where people live in the houses they own. However, it is still renter-friendly. Residents also benefit from tree-lined, walkable streets, parks and easy access to downtown. However, older homes may require renovations, as the median year of construction is 1941. "If it's still the original home, you have to renovate it," Barrios says. "Buyers in this neighborhood include families, empty nesters and high-level professionals who want to be in an active area with a neighborly feel."

Students attend Modesto City Schools, which has both in-district and out-of-district open enrollment, with applications accepted based on capacity, local policies and lottery systems. Enslen Elementary is one of the neighborhood's highly rated schools. Many families send their students to the well-regarded, private Central Catholic High School. Modesto Junior College is also in the area, offering a higher education option close to home, adding to the active, social feel in this part of the city.

Biking paths and historic parks add to the outdoor appeal
One of the features that makes Aurora one of the most walkable and bike-friendly neighborhoods is the Virginia Corridor Trail. You can bike or go for a jog down this city trail, which reaches many other neighborhoods along a former railroad line. "The location is 10 out of 10 because you can walk anywhere, including downtown," Barrios says. "The Virginia Corridor Trail is nice for getting outside. It's a well-lit, paved biking and walking path that takes you from one end of the city to the other with parks along the way."
The trail connects to Graceada Park, the city's oldest green space and a hub for local events. The Stanislaus County Band performs at the amphitheater on Thursday evenings in the summer. It also has shady tennis and pickleball courts, plus a community pool for cooling off on hot summer days, as summer temperatures frequently reach 100°F. Pet owners can easily walk to Elk Park, home to a shady dog park with water fountains.

Close access to transit, hospitals and main travel routes
With plenty of ways to get around, Aurora also offers public transportation. The StanRTA bus provides public transit, making stops along College Avenue. Doctors Medical Center is less than a mile from the neighborhood, making it easy for medical professionals to get to work. Downtown Modesto is about 6 minutes south. State Route 99 is the city's expressway to other Central Valley cities. The Stockton Metropolitan Airport is approximately 30 minutes north on SR-99 in the slightly larger town of Stockton.
The city's public transit center has bus routes throughout Stanislaus County.
