"Many homes are in the process of being updated, and it's definitely turning the corner in terms of price," says Noel Lopez, Modesto area local and broker at Nolo Real Estate and Mortgage Services. "I sold a home to some first-time buyers there for around $400,000. Before, people were not looking for that price range in Parklawn, so it is definitely taking a turn."

If you’re part of a family, you can send your kids to schools in the Ceres Unified School District, which offers strong dual-language and leadership programs. The district provides in-district and cross-district transfers, which enable students to attend another Ceres school or one outside the district, pending approval and subject to capacity constraints. The area's population is predominantly Latino, which is a significant aspect of the neighborhood's culture and commercial districts. "It has a very vibrant community," Lopez says. "There is a lot of shopping in the area. They're building new commercial infrastructure here, with new restaurants right off the freeway." Parklawn also offers locally owned restaurants, supermarkets and parks along Hatch Road.

On the weekends, you can shop at pop-up boutiques at the El Rematito Flea Market, open from Friday to Sunday. Shop for clothes, pick up fresh produce or try stuffed churros. "The El Rematito Flea Market is a big deal over there. It is a cultural aspect of the area," Lopez says. "There are stores with Hispanic Heritage all around Crow's Landing Road and more Americanized stores on Hatch Road." You can easily walk to Parklawn Park, a community green space that offers a playground, picnic shelter, and outdoor basketball court. Also in the area, Mancini Park has a softball diamond and two full-size soccer fields.

Public transit and highways make commuting simple

A variety of local highways make Parklawn easily navigable. Downtown Modesto is approximately 3 miles north of Parklawn, a 7-minute drive on CA-99. With a more hometown feel, Downtown Ceres features coffee shops, bars and restaurants, approximately 9 minutes south of Parklawn. The StanRTA bus system makes stops along Hatch Road. If you work in healthcare or have long-term health issues, you may be farther from the nearest emergency room, which is Doctors Medical Center in Central Modesto. In Stockton, roughly 35 minutes north on CA-99, the Stockton Metropolitan Airport offers direct passenger flights to U.S. cities, including Las Vegas and Phoenix.
