On the banks of the Fox River, Boulder Hill is a Chicago exurb within walking distance of big-box retailers, chain restaurants and public green spaces. The neighborhood of about 9,000 people is also home to two public elementary schools within a highly rated district. “The school district is probably the top draw,” says Realtor Ricardo Miranda, who sells homes in the neighborhood with Keller Williams. “It has lower taxes and more affordable homes than neighboring communities that feed into the same system.”
A relatively affordable Chicago exurb
The median single-family home price is $285,000, well below Chicago’s median and the national median. Single-family homes in Boulder Hill range in price from $200,000 to $360,000. “First-time homebuyers love the area because of its affordability,” Miranda says. “Some of the homes do require updates when people move in.” The neighborhood is primarily made up of ranch styles and split-levels built between the 1950s and ‘80s. There are also several condo developments with homes priced from $85,000 to $310,000. “The homes, in general, tend to be smaller than surrounding communities, but that’s also why you get such a good price,” Miranda says.
Walking to Boulder Hill and Long Beach Elementary Schools
The B-rated Boulder Hill Elementary and the B-minus-rated Long Beach Elementary are located within the community. Oswego Community High School District 308 has an A-minus Niche rating and 97% graduation rate, above state and national averages. The A-minus-rated Oswego High School was renovated about a decade ago and now has a new gymnasium floor and an expanded music wing.
Public green spaces within walking distance
“With 67 parks, over 20 miles of trails and over 2,000 programs and events offered annually, the Oswegoland Park District provides a wide variety of ways to stay active and connect with the community,” says Laura Finch, director of marketing and customer service for the Oswegoland Park District. “It’s a great way for residents to meet and engage.” Boulder Hill has several parks that offer amenities like open fields, playgrounds, basketball hoops and a disc golf course. The paved Fox River bike trail runs for 40 miles to the west of the neighborhood. South of Walter Payton Memorial Highway, Fox Bend Golf Course is open to the public.
Access to big-box retailers and dining
Walter Payton Memorial Highway has sit-down chain restaurants, fast-food joints, coffee shops and grocery options. Portillo's is a popular place for burgers, milkshakes and a retro vibe. Just down the street, Riverside Pizza is an ideal place to catch a game and grab a cold beer. There are also big-box retailers, including Hobby Lobby, Walmart and Dick’s Sporting Goods. There are more businesses on the neighborhood’s northeast corner, including fast-food restaurants and a movie theater.
Live music at PrairieFest
Each August, the Kendall County Fair offers four days of equestrian competitions, live music, tractor pulls and carnival rides. About 10 minutes south of Boulder Hill, Prairie Point Community Park hosts the annual PrairieFest, which draws over 75,000 people for four days of live music. People also find entertainment in neighboring Chicago, where professional sports teams include the NFL’s Bears, the MLB’s Cubs and the NBA’s Bulls.
Commuting to Chicago
Rush Copley Medical Center is about 15 minutes northeast of the neighborhood. Boulder Hill residents often commute to Chicago, which is about 50 miles northeast, via Interstate 88. Commuters also travel 9 miles northeast to Naperville, where top employers include a natural gas distribution company, BMO Harris Bank and Nalco, a water supplier. Chicago O’Hare International Airport is about 45 miles northeast via I-88.

I was born and raised in Boulder hill ,Oswego. Some people in Oswego are big headed and look down on people in Boulder hill. People in both communities live here for long periods of time.

The stores were walkable distance and very friendly people there. Also, the movie theater is close by and on the main road so finding it was no trouble.
