More than just a shopping district

With multiple highways and countless businesses converging near its center, Montgomery Township is the Lansdale area’s leading commercial shopping district. Located between Philadelphia and Allentown, Montgomery Township is also a desirable commuter suburb with excellent schools, amenities and places to dine. Jane Maslowski, a Realtor with Keller Williams, moved to the area when her husband accepted a job here more than 30 years ago. Their family has stayed in the community despite job changes. “He’s worked in South Philly, New Jersey and Trenton. He’s been able to get to all those places on a daily basis by car or train,” she says. “People don’t realize how centered we are.”

Familiar retail mixed with local eateries

Numerous shopping centers, car dealerships, fast-food franchises, furniture showrooms and free-standing specialty retail stores line Bethlehem Pike in the heart of Montgomery Township. Built in the late 1970s, the Montgomery Mall is the largest of the retail centers with a JC Penney, Dick’s Sporting Goods and a newly opened Wegmans grocery store. There are many familiar big box stores and chains like Target and Texas Roadhouse, but residents rave about the local restaurants and businesses. Named “best deli” by the Philadelphia Inquirer, Pumpernick’s specializes in New York-style dishes such as matzoh ball soup, brisket, smoked fish, bagels and lox, and more. For craft beers, fresh oysters and indulgent pub grub like short rib cheese fries, The Pour House is the go-to spot.

Custom-built colonials and modern farmhouse-styles

Montgomery Township residents typically live in newer single-family homes, town house developments and apartment complexes surrounding the large shopping mall and busy commercial corridor. Within subdivisions shaped by long looping streets and cul-de-sacs, modern Colonial Revivals and other contemporary, traditional homes with attached garages and more than 2,000 square feet of living space sit on lots ranging from a quarter-acre to an acre. Houses typically sell for between $350,000 for a 3-bedroom ranch-style home in need of some renovations and $950,000 for a custom-built colonial or modern farmhouse-style 4-bedroom home.

Highly-rated schools with 100 clubs to choose from

Maslowski says many families seek homes in Montgomery Township because of the North Penn School District. After attending kindergarten through Grade 6 at Montgomery Elementary and Grades 7 through 9 at Penndale Middle, students at North Penn Senior High can choose from approximately 100 clubs and activities associated with arts, culture, language, politics, science and gaming. “It’s one of the largest school districts in the state,” Maslowski says. “We have a very diverse population here. So, there’s something for everybody at the school who has a special interest.” All schools earn an A-minus or higher on Niche.

Montgomery Township's many ways to stay active

From dawn to dusk, residents can play pick-up games at Windlestrae or Spring Valley Park’s athletic fields and courts. They can also book a tee time at the PineCrest Country Club, a public golf course. Runners and cyclists in the neighborhood frequent the 202 Parkway Trail — separated from the roadway by a split-rail fence, the path courses through eight miles of scenic meadows and rolling hills between Montgomery Township and Doylestown. With a membership, anyone in the county can attend fitness classes, Pickleball lessons and even Spanish classes at the Montgomery Township Community and Recreation Center.

Fireworks in the fall and summer shows

For over 20 years, the recreation center has hosted the Autumn Festival, which includes fireworks when the weather is good. In the summer, they put on concerts and movies in the park.

Getting around on the Suburban Bus

Getting to shopping destinations in Montgomery Township is easy when Route 202 and Bethlehem Pike intersect near the mall. Public transportation near that area is serviced by The Southeastern Pennsylvania Transportation Authority’s Suburban Bus routes.
