Perched on a plateau overlooking Vermont’s capital city, Murray Hill is a suburban neighborhood of Montpelier that prides itself on its well-kept streets, shared recreational amenities and sense of community. “Murray Hill is really the only neighborhood in the city that has single-family homes with an HOA,” says local Realtor and Montpelier native Janel Johnson, who has been selling homes in the area for 20 years. “People attracted to living up there want to make sure they are in a neighborhood that is very well taken care of.” Apart from maintenance and landscaping, the HOA also offers more substantial benefits, including heightened neighborhood safety – Murray Hill scores a 1 out of 10 CAP Index Crime Score – and a welcoming feel: “Murray Hill definitely has a nice, tight community vibe,” Johnson says. In addition to a suburban lifestyle, Murray Hill offers highly rated schools and proximity to the city’s quaint downtown district.

Woods surround the community, offering seclusion and privacy. “What’s lovely about this neighborhood is that it has the most recently built homes in the city,” Johnson says, noting that most were built in the late 1980s to early '90s. “There’s a nice mix of single-family homes and condos, and both are highly sought after and generally sell pretty quickly.” Contemporary ranch and raised ranch-style homes mingle with colonial and Cape-style houses. The median lot size is just under a third of an acre. Another perk of Murray Hill’s homes is sweeping mountain vistas: “The views of the Camel Hump and surrounding mountains from most properties are spectacular,” Johnson says. While condos can range in price between $350,000 and $550,000, single-family houses typically list from the mid $300,000s for a minimalist ranch style to the low $800,000s for larger colonial builds.
Shared recreational amenities and nearby Montpelier Recreation Area
Johnson says Murray Hill’s recreational amenities appeal to homeowners. “The nice tennis courts and pool are a real draw for residents,” she says. “They use the tennis courts for both tennis and pickleball, so there’s often people there for one or the other.” Across the street, a generous tract of green space expands along Murray Hill Drive, serving as a common open area for additional recreation. “The pool is a pretty popular spot in the summer, but the hill is used for sledding in the winter,” Johnson says.
Hubbard Park, the city’s largest, sits about a mile west of the neighborhood. Stretching 200 acres with over 7 miles of hiking and skiing trails, the expansive park is a destination for outdoor recreation for the entire city. A mile farther north, the Montpelier Recreation Area offers athletic facilities, such as a baseball diamond and soccer field, and has a playground and public pool.
The closest park to Murray Hill, is Hubbard Park that offers miles of trails in the woods.

Minutes from Downtown Montpelier’s eclectic mix of shops and restaurants
Downtown Montpelier begins at the base of the hill, only a mile from the Murray Hill neighborhood. “It’s close to downtown, but the neighborhood is up a hill, so residents can’t walk,” Johnson says, “but it’s still an easy three-minute drive to town.” Main Street’s historic brick buildings house unique shops, eclectic boutiques, cozy eateries and local businesses. Mainstay restaurants include Three Penny Taproom, London Street Tavern and The Skinny Pancake, which is a favorite for brunch. Charlie O’s has been serving the community since 1976 and is known for its divey atmosphere, complete with pool tables, pinball machines and live music. Grocery options include Shaw’s and Hunger Mountain Co-op.
