Just south of Downtown Montpelier, the neighborhood of Northfield Street is anchored by the roadway of the same name, which is more properly known as Route 12. “Northfield Street is the south side of the river,” says Tim Heney, owner and principal broker of Heney Realtors. “A big part of the neighborhood is the National Life Group insurance company, which owns a lot of land.” Though the proximity to a major employer in the area appeals to prospective homebuyers, Heney says the welcoming community is Northfield Street’s main draw. “It’s a tight neighborhood with a suburban feel to it.” Paired with access to top-rated schools and nearby shops and restaurants in downtown, Northfield Street provides a well-balanced suburban lifestyle in Central Vermont.

A mix of condos, townhouses and single-family homes
A mix of midcentury and late-20th-century home styles dots the tree-lined streets that branch off Route 12. “Northfield Street is a well-established neighborhood with slightly newer homes,” says Realtor Lucy Ferrada, who has lived in the area for about 30 years. “You have homes from the 1950s to 1980s, more of the ranches and capes versus the older homes and farmhouses in Downtown Montpelier.” Modest Cape Cods and colonials make up most of the single-family home styles here, though a fair share of small ranch-style houses and cottages are sprinkled in between. Prices for single-family homes range from $150,000 to $540,000.
Condos are located along Independence Green, while townhouses line Freedom Drive. “These were built with a formula to have a lot of common land built into the plans, so of the 10-acre piece, 6 acres would be left open,” Heney says. Most condos feature two- or three-bedroom layouts and cost between $215,000 and $265,000, while townhouses typically price from $275,000 to $350,000. Tucked behind the condo and townhouse community lies Westview Meadows, an assisted living and retirement home. “Westview Meadows is a good opportunity for people to live in town without taking care of a house,” Heney says. “They take care of everything. It’s kind of an amazing thing to have in Montpelier.”

Proximity to eclectic shops and restaurants in Downtown
Homes in this neighborhood are conveniently situated minutes away from the shops and restaurants of Downtown Montpelier. “You’re slightly removed from downtown, but still really close,” Ferrada says. Northfield Street turns into Main Street as it crosses the Winooski River, giving way to an eclectic mix of gift shops, boutiques and unique eateries. Favorites include Sarducci’s, a trattoria serving casual Italian eats with views of the river, and Hugo’s Bar and Grill. Supermarkets include Shaw’s and Hunger Mountain Co-op, while convenience stores can be found along Route 2. Central Vermont Marketplace houses big-box retailers like Kohl’s, Hobby Lobby and Walmart in Berlin, about 5 miles south of the neighborhood.

Montpelier High School located in the neighborhood
Northfield Street students are zoned to attend the highly rated Montpelier Roxbury Public School District, ranked the fifth-best school district in Vermont. Schools include Union Elementary and Main Street Middle. Montpelier High School is located on the neighborhood’s west side, off Bailey Avenue. With top marks for teachers and academics, the high school offers a well-rounded curriculum featuring specialized programs such as the Community-Based Learning Program and Flexible Pathways Program. All three schools earn A-minus grades from Niche.

Green spaces along the Winooski River
Residents have a few nearby spots for recreation, especially along the Winooski River. The Montpelier Bike Path is used for walking and biking. It starts at the westernmost end of the neighborhood and hugs the riverside, past train tracks and the high school campus. Locals also take advantage of the athletic fields at Montpelier High School when not in use by the school’s teams. Peace Park and Gateway Park offer small tracts along the river for fishing, while canine companions enjoy Dog River Field, a dog park to the west of the neighborhood. Tucked amid the neighborhood’s residential streets, Constitution Park offers wide-open green space for flying kites, picnicking and walking.
Local events at National Life and Capital City Grange Hall
The National Life Group is not only a major employer for the area, but its campus also hosts community events such as the annual National Life Craft Fair and Do Good Fest. Every summer, the Do Good Fest draws thousands of people to raise money for Branches of Hope, a cancer fund for the National Life Cancer Treatment Center at Central Vermont Medical Center. The music festival, which featured Fitz and the Tantrums and Rachel Platten in 2024, also entails dozens of food trucks, a beer garden and fireworks.
Capital City Grange Hall, located farther south along Northfield Street, also serves the community through a robust calendar of events that includes classes, dances, church services and more.
Easy connections to Downtown and Interstate 89
Route 2 and Northfield Street are the main arteries through the neighborhood. Route 2 connects to Interstate 89. Downtown Montpelier is less than a mile north of the neighborhood. The Montpelier-Berlin train station, which offers Amtrak service, is located just west. Burlington International Airport is a 35-mile drive away.
