The neighborhood of Towne Hill feels like it is set among the rural landscape of Central Vermont, yet the Montpelier enclave is only minutes from the capital’s city center. Towne Hill’s location at the edge of the city and its sparse suburban feel are its main draw, offering a laidback lifestyle amidst the verdant setting. “It’s harder to walk to town because it’s up a hill,” says local Realtor Janel Johnson, who grew up in Montpelier and has been selling homes in the area for 20 years. “But once you’re up there, you’re close to all the back dirt roads, which are great for walking and biking.” In addition to access to recreation, the neighborhood boasts breathtaking vistas. “You have mountain views galore,” Johnson says. “Many homes have views of the Camel’s Hump, which is the premier mountain in the area.”

Midcentury homes with mountain vistas
The ranch and cottage homes perched atop the elevated Towne Hill neighborhood are wrapped in vistas of the Green Mountains, offering a sparse suburban feel. “Towne Hill has newer housing stock,” Johnson says. “Much of the neighborhood was built in the 50s and 60s.” Hence, midcentury ranch-style and split-level homes are most common, ranging in price between the low $300,000s and the low $600,000s. Built between the 1980s and early 2000s, Cape- and colonial-style cottages also comprise a large portion of housing inventory, typically ranging from the mid $500,000s to over $1 million. Home sizes are generally bigger than in neighborhoods closer to downtown, and properties also tend to run on the bigger end. “Lot sizes are larger,” Johnson says, adding that it’s a selling point for homebuyers looking for more space. “Many of the lots have tons of room for gardening.”

Proximity to trailheads and the Montpelier Recreation Area
The dirt trails connect to central Vermont’s network of trails, and the Towne Hill neighborhood is close to many trailheads, including the Wheeler Road Trailhead. “The proximity to nature trails at the edge of town is a main draw,” Johnson says. The Cross Vermont Trail runs along the neighborhood's southern edge, hugging the Winooski River and connecting to the Montpelier Bike Path. The paved multi-purpose trail weaves in and out of the city’s streets and railroad tracks, offering river views and linking to a few pocket parks along the way. Turntable Park off Stone Cutters Way is a small tract of green space that features an iron turntable once used to spin train engines in the correct direction – honoring Montpelier’s role as a railroad hub in the mid-1800s. The Montpelier Recreation Area is about 2 miles northwest of the neighborhood and provides locals with sporting facilities and fields. Soccer fields, pickleball and tennis courts, baseball diamonds and more are open to the public. The Vermont Mountaineers, a collegiate summer baseball team part of the New England Collegiate Baseball League, practice and play games at the diamond. The recreational area also houses a skate park, the Elm Street Playground and the city’s public pool.

Montpelier’s highly rated academics
Montpelier Roxbury Public School District serves Towne Hill students and is ranked the fifth-best school district in the state. Schools include Union Elementary and Main Street Middle, which earn an A-minus grade from Niche. Students may finish their studies at Montpelier High School, the No. 1 public high school in Washington County. The A-minus-rated school scores highly in academics and teachers and offers flexible pathways and community-based learning programs.

Just a mile from Downtown Montpelier, Towne Hill is conveniently located with quick access to Routes 2 and 12. Route 2 connects to Interstate 89. Burlington and the Burlington International Airport are about 40 miles away.
