Transit and trails define life in Moorefield Station. The Ashburn neighborhood began development in 2015 alongside the Ashburn Metro Station, which became the Silver Line’s western terminus when it opened in 2022. Today, locals can walk along the community’s network of sidewalks and asphalt paths to reach the metro station and ride the Silver Line directly into Washington, D.C., 40 miles southeast. It’s this easy commuter access that draws homebuyers. “Commuters move here because they can walk or bike to the station. They don’t have to deal with finding a parking spot or taking a bus there. It’s so much easier,” says Katy Donovan, a Realtor with Keller Williams who has sold several homes in the area. The Silver Line also offers a stop at the nearby Dulles International Airport, and sidewalks connect pocket parks and the Moorefield Station Community Park, known as a youth sports hub.

Multi-family homes in Moorefield Station
Most homes in Moorfield Station were condos and townhouses built in 2015, and there's ongoing construction today. Young elm trees, sidewalks and multifamily houses line the streets. Townhouses are often Colonial Revival-style, made of red or beige brick. Contemporary-style mid-rise buildings typically house condo units. Homeowners in these buildings have designated parking spots or under-unit garages. Overall, prices tend to be similar to Ashburn’s average $700,000 selling price: Townhouses can cost between $750,000 and $950,000, while condos may sell in the $500,000 to $700,000 range. There are also a few New Traditional single-family houses in the neighborhood, with prices between $1 million and $2 million.
There are monthly HOA fees here. Single-family homeowners pay $80, townhouse owners pay $170, and condo owners pay $280. These fees cover lawn care, trash pickup and snow removal. Some condo complexes also offer fitness centers and swimming pools.

Easy access to the Silver Line and Dulles International Airport
Glass footbridges connect parking lots to the Ashburn Metro Station on the neighborhood’s eastern edge. Though walking to the station is easy, over 1,500 parking spaces are available. Passengers riding the Silver Line can hop off at 34 stations across Loudoun County, Fairfax County, Arlington County, D.C. and Prince George’s County. From Ashburn, reaching D.C.'s Metro Center Station takes a little over an hour. The station may get busy in the morning, but Donovan says the train is consistent. “I rarely hear about people being late because of the Metro. A train runs along the Silver Line every 10 minutes during rush hour, so most people think it’s more reliable than sitting in traffic.” D.C. is a 40-mile drive southeast on Virginia State Route 267 and Interstate 66. Several Loudoun County bus stops are also outside of the Metro station.
Washington Dulles International Airport is less than 7 miles southeast of Moorefield Station, and planes fly over the neighborhood frequently. “It’s loud. There’s no way around it. Multiple flight paths go directly overhead,” Donovan says. She adds that proximity to the airport also affects the neighborhood’s population. “Moorefield station attracts tons of airport employees because [Dulles] is a stop along the Silver Line, so it’s a good mix of them and D.C. commuters.”

Children attend Moorefield Station Elementary School and Stone Hill Middle School, which both earn an A grade from Niche. They may continue to A-plus-rated Rock Ridge High School, which offers a Seal of Biliteracy program in French, German, Latin and Spanish. The elementary school is in the neighborhood, but Loudoun County Public Schools only allows students south of Mooreview Parkway to walk to school.

This neighborhood has several pocket green spaces, like Amberleigh Park’s playground on Summersweet Place or the swing set and community garden at Evermoore Park on Foundation Drive. But Donovan says activity around the 35-acre Moorefield Station Community Park is the liveliest. “It’s at the center of the community, and everyone can walk there. It’s also where a bunch of the kids play baseball and soccer.” Baseball bats crack in the air when Dulles Little League teams play games at the baseball diamond, while balls swoosh into nets when the Loudoun Soccer Club has games on the grass fields. Locals can also enjoy picnics under one of the several pavilions or run around the playground.

Tysons Corner Center is a Metro ride away
Two small commercial strips sit along Amendola Avenue. Locals can pick up Domino’s Pizza, grab a bubble tea from Y-Tea or take taekwondo classes. There are also a few shopping centers just east of the neighborhood. Loudoun Station is a mixed-use development, home to an AMC and several restaurants. Neon paint and a mural of Frida Kahlo adorn the walls inside Señor Tequila's, known for jumbo frozen margaritas and chicken fajitas. A Giant grocery store anchors the Ryan Park shopping center down the street. Restaurants like Chipotle and Chick-fil-A surround the parking lot. Donovan says locals also head 20 miles southeast to Tysons Corner Center for shopping. “Dulles Town Center is a mall that’s closer to Moorefield Station, but the stores aren’t as good as Tysons Corner. The Silver Line stops at Tysons Corner, so it doesn’t take long to get there.” Bloomingdale’s, Apple, Louis Vuitton and 300 other stores fill the mall. An Inova emergency room is 2 miles south of the neighborhood.
