Valley Stream
19th- and 20th-century homes
Quiet tree-lined streets give way to an eclectic mix of 19th- and 20th-century architecture. Single-family homes dominate the market, while a small strip of historic duplexes line South Church Street. Sidewalks wind past Craftsman-style bungalows, Cape Cods, Dutch Colonials and American Foursquares. These properties often sit close together and feature detached garages. Other roads are lined with grandiose Queen Annes and Colonial Revivals scattered in between bi-levels, split-levels and ranch-style homes. Many properties boast newly renovated facades with modern finishes, updated interiors and roomy backyards for playsets, patios and in-ground pools. "With more people working from home, open floor plans have decreased in popularity," Young says. "People want separate rooms with private offices," a common trend amongst Moorestown's older homes. Sales prices can range from the mid-$400,000s to the upper-$700,000s, while some properties reach the $1 million mark.Top-rated public and private schools in Burlington County

Moorestown boasts over one dozen parks, sports fields and preserved open spaces with hiking trails across nearly 667 acres. Valley Stream residents are within walking distance of Memorial Field, a sports complex that serves as the meeting grounds for the town's Annual Memorial Day Ceremony. Behind Memorial Field, Strawbridge Lake Park's 70 acres include open spaces around the lake, two boat launch areas with nearby parking and a small playground with adjacent picnic tables. A small children's pond near the playground is regularly stocked with largemouth bass and bluegill sunfish. In the winter, kids flock to Stokes Hill, a popular sledding hill down the road, while others stroll around the South Valley Woods Preserve meandering volunteer-maintained trails. Other nearby green spaces include Maple Dawson Park, which features a playground, basketball and tennis courts, Frank Fullerton Memorial Park's large playground and the Moorestown Field Club, a members-only golf and tennis club in the heart of town.Community House of Moorestown
Valley Stream residents are also within walking distance of the Community House of Moorestown, a stately 1900s brick and stone building with a large lush green lawn off Main Street. The grounds host some of the community's biggest events, including a summertime concert series, an annual tree lighting, a Santa Stroll and a pub crawl. The Community House is also popular for corporate, nonprofit and private social events. Some of the largest fundraisers for the Community House include an annual wine tasting and a house party with food, drinks, games and music.Main Street and the Cherry Hill Mall
Restaurants, cafes, pizza parlors, beauty salons and boutiques line Main Street's red brick sidewalks. Outdoor seating with colorful umbrellas attracts warm-weather crowds. "French Press is a great coffee shop that makes you feel like you're in Europe," Young says. The shop is known for its French pastries, espressos and quaint garden patio. Moorestown's food scene also highlights New Jersey's strong Italian influences. Passariello's Moorestown—Pizzeria & Italian Kitchen offers quick meals on the go, while Carollo's Little Italy offers an intimate sit-down restaurant with elevated classics like steamed clams, mussels and gourmet pizza. Several shopping centers cater to everyday needs. Two miles east of Valley Stream, Centerton Square features big-box stores and grocers like Wegmans and Costco Wholesale. The nearby Moorestown Mall boasts numerous retailers, a movie theater and an Orangetheory Fitness studio. Cooper University Health Care moved into the former Sears department store to redevelop underutilized storefronts in 2023. Additional grocers and big-box stores surround the mall. Four miles west, Cherry Hill Mall boasts a more extensive shopping selection with high-end fashion brands and dozens of surrounding retailers.15 miles to Center City
Although residents can walk or bike to establishments on Main Street, most rely on personal vehicles to get around the area. N.J. Transit buses run along Main Street and New Jersey State Route 38, and three N.J. Transit River Line stations are within a 6-mile drive of the neighborhood. Center City commuters have about a 40-minute ride from the Riverton Rail Line station to downtown, with PATCO transfers in Camden.
