Farmer and long-time local Jesse Combs says, "People come out this way when they need some room to breathe. It's more of a rural community where locals like their privacy. You don't see much city action in this part of town, and some of us prefer it that way." Morada is a sleepy suburb well hidden behind a busy commercial strip and city connector.

Stylish ranchettes and manufactured home communities

Unlike most of Stockton's dense and sprawling neighborhoods, Morada caters to those seeking space and seclusion. Ornate iron gates, privacy fences and old-growth oaks keep homes out of the public eye. Stylish ranch homes inspired by Craftsman and Mediterranean designs sport sturdy brick facades and large manicured lawns, the larger estates locally referred to as "ranchettes." A handful of manufactured home communities offer more modest living, keeping owners close to the area's rich farmlands. Morada’s median home price falls around $800,000, with properties at the bottom of the market fetching around $500,000 and spacious secluded estates reaching as high as $1.6 million. Most listings find new owners within a month on the market.

Ronald E. McNair High supports the arts

The Lodi Unified School District serves Morada’s students. Many start learning at Davis Elementary and continue to Morada Middle before finishing up at Ronald E. McNair High. Each public school carries an overall score of C-plus or higher on Niche. Named for the famed physicist and astronaut, McNair High is known for its Visual and Performing Arts Pathway (VAPA) program, which connects art-focused students with the community. The area is also known for its wealth of top-rated charter and private schools, attracting buyers interested in exploring education alternatives.

Cherry-picking at Podesta Farms

Morada is the residential doorway between Stockton's city dwellings and the surrounding pastureland, keeping the outdoors close. Kids can stretch their legs on the baseball fields behind the local schools or ride their bikes along the quiet streets. Morada residents cross the freeway to visit parks with traditional setups. There are many orchards nearby, including Podesta Farms, where locals can pick buckets full of cherries during prime growing seasons. Farm stands also mark the winding roadways, piled high with produce and local goods. "We love living out here and using the land to give back to the community," Combs says.

Big box stores right across the Golden State Highway

Moradans head west toward the freeway for shopping and dining in North Stockton's commercial-heavy areas. East Hammer Lane's big box stores like Walmart, Costco and Lowe's are conveniently right around the corner, densely surrounded by restaurants and fast-food stops. Morada locals can stay in town for cold drinks and live music at Koe's Bar, the neighborhood watering hole, or head south to Don Luis Mexican Restaurant, the long-standing go-to for a sit-down meal.

Easy living 10 miles north of downtown Stockton

Morada is 10 miles outside of downtown Stockton, which typically amounts to a 15-minute ride. Most residents are drivers, as public transportation options are limited to the RTD bus stops on the opposite side of the freeway. With immediate highway access and quiet remove from bustling Stockton, these homeowners can enjoy the best of both worlds. "Morada is pretty much the opposite of what you see in a lot of Stockton. It's nice," Combs says.

Houses of worship

Houses of worship are a prominent community fixture in Morada, with several locations representing varied faiths. The Madina Center of Stockton is a well-attended mosque on the south side of town, up the street from the Shiva-Vishnu Temple of Stockton, a Hindu cultural and community center. On the north side, locals attend the Stockton Bansuk Presbyterian church and the Iglesia La Morada next door.
