Suburban-rural living with a Catholic college next door
Within the Moraga Valley of the East Bay, the Saint Mary's neighborhood borrows its name from a steadfast community anchor. The private Catholic institution of Saint Mary's College moved from Oakland to Moraga in 1928, and the suburb blossomed around its campus. Only 14 miles east of downtown Oakland, the neighborhood features upscale, mid-20th century architecture and access to numerous green spaces. It’s within the city of Moraga, a high-end suburb in Contra Costa County known for its highly rated schools and pastoral setting. “Moraga’s very sticky. We have to encourage people to get here, but once they do, they stay here forever,” says Realtor Ben Olsen of Brightwork Realty Advocates, who has lived in Moraga for nearly 30 years. “You think you’re coming for the schools and then you find everything else.”

Saint Mary’s College of California
Saint Mary’s College was established in the 1860s. Situated among rolling hills, its architecture is eye-catching and historic. Its ornate, California Churrigueresque and stark white Mediterranean Revival buildings are nestled in low, green ridges that turn a straw yellow in the fall and winter. Today, the school enrolls around 2,800 students, most of whom live on campus. “It’s one of the most beautiful campuses in the state," says Realtor Gary Bernie of Compass Realty, who attended Saint Mary’s and lives in neighboring Lafayette. "It’s a great liberal arts school, and it’s got a standout basketball team."

Mid-20th century homes with panoramic mountain views
The Saint Mary's community is far removed from interstates and busy roads, with winding residential streets and cul-de-sacs more prone to the noise of chatting residents and lawnmowers than speeding cars or 18-wheelers. “The bad thing is that you’re 4 miles from the interstate," Bernie says. "The good thing is you’re also 4 miles from the interstate.” Subdivisions are built into the dips of the valley, and residents get spectacular views of the distant hills and woodland. Architectural styles range from sprawling ranch homes and split-levels to stucco Mediterranean-style properties and contemporary takes on the timeless Cape Cod. Home prices range from around $1.5 million to $2 million. Condos can cost between $600,000 and $1.2 million, depending on size, and monthly HOA fees range from $540 to $680. Townhouses have sold from $950,000 to $1.3 million and have monthly HOA fees between $480 and $680. Like much of the East Bay, the neighborhood is at an increased risk for wildfires.
