Bethune is a suburban enclave with its share of amenities
In Bethune, exercising at the park, grabbing a hearty lunch and picking up a new book to read are all possible without leaving the neighborhood. This pocket of Moreno Valley combines a tranquil suburban atmosphere of new traditional-style homes on sidewalk-lined streets with the convenience of having multiple retail plazas and parks within walking distance. “Moreno Valley is known for affordability more than anything else. In Bethune you have a couple of different options, and it’s farther from the freeway,” says Justin King, a Realtor with Nest Real Estate who grew up in the area. “You have homes that are good starter homes. If you want something a little bit bigger, there are 1,800- and 1,900-square-foot homes.

Mediterranean-style houses form a cohesive climate
Many of Bethune’s winding residential roads have a similar look, packed with multistory homes. Virtually all of them feature new traditional Mediterranean styling with terra cotta roofs and stucco facades, and most were built in the late 1980s and the 1990s. However there are some new homes in spots, including in the gated Iris Park subdivision on the north end of the neighborhood, full of four-bedroom options. “There’s a pretty good variety, from two bedrooms all the way up to five bedrooms,” King says. Houses across Bethune sell for between $500,000 and $620,000 based on square footage.

Bethune Elementary offers a range of afterschool activities
The area’s Val Verde Unified School District earns a B-plus grade on Niche. The C-plus-rated Mary McLeod Bethune Elementary has multiple after-school programs, offering programming including soccer, arts and cooking. The school is located in the middle of the neighborhood. “You see kids walking themselves from their house to school,” King says. “You’ll see a lot of families walking around there.” March Middle gets a B-minus grade and has an associated student body elective course in which students can help plan programs like school dances. Rancho Verde High maintains an A-minus rating and its career and technology program has courses in health sciences and medical technology, engineering and architecture, and more.

Route 60 is a connection to bigger cities
A stretch of California State Route 60 cuts through Moreno Valley. Also known as the Moreno Valley Freeway, Route 60 is a direct link to bigger cities including Riverside and Los Angeles, located roughly 10 and 60 miles away, respectively. Bethune has multiple stops in the Riverside Transit Agency bus system, which has dozens of routes. The 100-bed Kaiser Permanente Moreno Valley Medical Center is 3 miles outside the neighborhood, within Moreno Valley. The San Bernardino International Airport, in the nearby city of San Bernardino, is about a 20-mile trip.
With Bethune Park, recreation is built-in
The 6-acre Bethune Park neighbors Bethune Elementary and offers an assortment of amenities. “There’s a splash pad in there, baseball fields and tennis courts,” King says. “That’s a pretty cool little area.” El Potrero Park stretches into the south side of the neighborhood and is well-liked for soccer.

Perris Boulevard is a hub for commercial attractions
Bethune’s homes are close to the assortment of businesses that line the thoroughfare of Perris Boulevard, filling shopping centers like Iris Plaza. Iris Plaza has restaurants from IHOP to Carl’s Jr., a Fitness 19 gym and Walgreens. Local restaurants in the area include the well-liked Red Maple Pizza. “That’s probably the best pizza place in the city,” King says. Iris Avenue, which intersects with Perris Boulevard, has an ALDI for close-by grocery shopping. Also, in addition to the restaurants and other businesses, Iris Plaza has a branch of the Moreno Valley Public Library. The location is relatively new, open since late 2020. The 4,100-square-foot space includes 3-D printers, robotics kits and four gaming stations.

Moreno Valley comes alive for the Fourth of July
The city holds several community events each year, and its Fourth of July celebration is among the biggest. The festivities include a parade. “I know people come from other cities for that,” King says. The Family FunFest follows the parade at Moreno Valley’s Civic Center Amphitheater, and features live music and fireworks.
