Lower costs for suburban living in Hendrick Ranch
Hendrick Ranch is the picture of an older, quiet suburb. The central Moreno Valley community is almost entirely residential, with the earliest housing cropping up in the 1980s. Much of the area's appeal is its convenience to nearby parks and schools, but perhaps equally important is the added benefit of having an overall lower vulnerability to California wildfires. "It's largely a generational community, but we're seeing a rise in sales everywhere in the city as we get new development and projects going," says Jeremy Garzon, a Moreno Valley insurance agent and chamber of commerce member. "A draw for these older neighborhoods [like Hendrick Ranch] is the insurance rate," he adds. "Historically, neighborhoods that aren't on the outskirts of the city are at a lower fire risk. The rates right now are astronomical, so it can make or break a housing decision."
New homes, low insurance rates and architectural variety
The wide, flat streets of Hendrick Ranch are lined with native palms, Italian cypress and native California plants, with the foothills of the San Jacinto Mountains serving as a backdrop. Many homes in Hendrick Ranch were built between 1980 and 1990, but new construction was slowly introduced throughout the 21st century. Architecture varies, but Spanish Revival, New Traditional and ranch homes are the most common styles. Renovated manufactured homes can sell as low as $150,000 to $200,000, but prices for the neighborhood's single-family homes sit between $450,000 and $600,000. "It's not just the selling price people need to be thinking about, but how much the insurance adds," Garzon says. "Fire insurance for the larger, newer homes, mostly closer to the rural areas, is at an all-time high."
