Serrano offers value in an already economical city
Serrano is a Moreno Valley neighborhood whose smaller homes can offer a big bang for a buyer's buck. Floor plans in this area are compact, and many of the houses have some age. However, those factors contribute to lower prices in a Riverside County city known for its affordability across the board — so much so that it draws people from more expensive communities. “We get people coming up from L.A., Orange County and San Diego,” says Justin King, a Realtor with Nest Real Estate who grew up in the area. The low prices in Serrano still come with proximity to a city park, an elementary school and to the commercial attractions that line Perris Boulevard.
Life in Serrano is relaxed and refined, with Mediterranean-style homes that exude warmth through arched doorways, tiled roofs, and earthy, sun-washed tones.
Serrano residents appreciate the convenience of the nearby Home Depot, offering a wide selection of home improvement supplies, tool rentals, and expert advice for DIY projects.

Established homes in Serrano still have life
Many of the neighborhood's houses pull from Mediterranean-style influences, particularly with their terra-cotta roofs. Homes average just under 1,300 square feet and were largely built between the 1970s and '80s. Some have proven to be canvasses for restoration work. “I’d say 75% of them need some updates, and 25% of them have been flipped and redone,” King says. Homes sell for $400,000 to $600,000, depending on square footage and how much a property has been updated.
Many Serrano homes feature beautifully landscaped yards with fruit trees, palm accents, and space for outdoor dining under string lights or pergolas.
Living in Serrano means enjoying peaceful mornings on a tiled patio, the scent of jasmine in the air, and a community where neighbors know each other by name.

The B-rated Vista del Lago High has a Career Technical Education program with classes in disciplines from Engineering Design to Graphic Design.

Whether traveling by bus or car, Serrano is in a convenient spot
This area has several stops in the Riverside Transit Agency bus system, a network with more than 30 routes. King says high school students and students at the city’s two-year Moreno Valley College take advantage of the bus line in particular — they ride for free. Serrano is also closer to Interstate 215 than some other neighborhoods, just about 4 miles away. Drivers can use I-215 to get to Riverside and to make the 20-mile trip to San Bernardino International Airport. The 100-bed Kaiser Permanente Moreno Valley Medical Center is in the city, about 4 miles from Serrano.
Serrano residents have the advantage of living near Moreno Valley College, a public community college offering associate degrees, certificate programs, and transfer opportunities, enriching the local educational landscape.

Neighborhood park has a fresh sheen
In Serrano, a trip to the park can be as simple as a stroll down the street. The neighborhood’s John F. Kennedy Memorial Park includes almost 8 acres of green space and was just renovated in 2024. The park received a new playground and its ball diamond was spruced up. “They’ll have Little League games going on during the week,” King says. The city’s almost 5,000-square-foot skate park, which opened in 2019, is just outside Serrano.

One of the restaurants particularly close to Serrano is the Steer 'n Stein, a spot King says is known for its steaks. “That’s kind of one of the more popular restaurants,” King says. Steer 'n Stein neighbors a Cardenas Markets grocery store and is down the street from chain stores including Family Dollar and The Home Depot.
