Located off California State Route 60, Sunnymead is a small community in Moreno Valley with both urban and suburban characteristics. Although much commerce takes place along Sunnymead Boulevard, including shopping plazas, businesses and restaurants, the rest of the neighborhood is dotted with modest residential homes, churches and schools. In addition, the area’s proximity to major highways makes it a convenient bedroom community for commuters who work in Riverside, San Bernardino or other places in the Inland Empire region. “This is a busy area and it’s located close to Riverside,” says Rochelle Martinez, a real estate professional at Best Realty Partners. “A fun fact about Sunnymead is there are donkeys that just roam the streets there. You think you live in a suburban area, but the wild donkeys will come to peoples’ houses and knock over the trash bins.” The city has also implemented laws and municipal codes to protect the wild burros, which many residents consider a community treasure.

Neighborhood streets are gridded and lined with sidewalks, and houses have fenced-in yards. Single-family homes here were typically built in the 1980s, with some dating back to the 1950s and 1960s. Properties mostly feature ranch styles with front-facing attached garages, and some have Spanish or Mediterranean influence. Prices are typically between $500,000 and $700,000, and lot sizes are around 7,500 square feet. “Homebuyers come to the area for its affordability; the real estate is not so expensive compared to the rest of Southern California,” Martinez says. Homebuyers may be advised or required by mortgage lenders to purchase home insurance to protect their properties against damages caused by natural disasters such as earthquakes or wildfires. Notably, as part of the city’s HOME Investment Partnerships Program, some homebuyers may qualify for $25,000 grants, which are intended to benefit moderate-income residents. There are also vacant or open lots around the area being redeveloped into commercial or multiunit residential spaces.

Proximity to Riverside and San Bernardino
Sunnymead is bordered by California State Route 60 on the north and is close to Interstate 215 on its west side. Residents can access Riverside and San Bernardino via I-215, which are 10 miles and 16 miles away, respectively. Riverside Transit Agency provides public bus services to Moreno Valley and western Riverside County, and Metrolink offers commuter rail transit to Downtown Los Angeles at Moreno Valley/March Field Station. Ontario International Airport is about 24 miles northwest via CA-60. There are several hospitals in the city, including Kaiser Permanente Moreno Valley Medical Center and Riverside University Health System Medical Center.

The area is surrounded by several city parks. Moreno Valley Community Park has a playground, a skate park and a soccer field. Bay Side Park is a pocket park that has a play area and some walkways. For softball or baseball games, people often go to Sunnymead Park, which has four fields. The 1,100-acre Box Springs Mountain Reserve Park has about 15 miles of nature trails to explore on foot or mountain bike.
