Sunnymead
Modest homes at lower prices than other areas in Southern California
Neighborhood streets are gridded and lined with sidewalks, and houses have fenced-in yards. Single-family homes here were typically built in the 1980s, with some dating back to the 1950s and 1960s. Properties mostly feature ranch styles with front-facing attached garages, and some have Spanish or Mediterranean influence. Prices are typically between $500,000 and $700,000, and lot sizes are around 7,500 square feet. “Homebuyers come to the area for its affordability; the real estate is not so expensive compared to the rest of Southern California,” Martinez says. Homebuyers may be advised or required by mortgage lenders to purchase home insurance to protect their properties against damages caused by natural disasters such as earthquakes or wildfires. Notably, as part of the city’s HOME Investment Partnerships Program, some homebuyers may qualify for $25,000 grants, which are intended to benefit moderate-income residents. There are also vacant or open lots around the area being redeveloped into commercial or multiunit residential spaces.Restaurants and shops line Sunnymead Boulevard
Most of the area’s restaurants and businesses are along the main thoroughfare, Sunnymead Boulevard. The area’s shopping center, Moreno Valley Plaza, is home to Superior Grocers and a variety of restaurants, markets and service shops. Loco Burrito serves comfort Mexican food, and the long-running burger stand, Steve’s Burgers, is about a block away. Featuring more than 100 retailers, Moreno Valley Mall is just west of the neighborhood. Big-box stores such as Target and Walmart are all around the mall.Proximity to Riverside and San Bernardino
