A small rural pocket outside downtown Morgantown
Hidden among the trees along the Mason-Dixon Highway lies Cassville, a rural neighborhood near West Virginia University in downtown Morgantown, a shopping, dining, and local events hub. “This area appeals to those who want proximity to Morgantown without the college-town atmosphere. It’s also close to WVU Medicine, which is a significant draw for many people I work with,” says Kati Fadlevich, a real estate agent with White Diamond Realty LLC. Cassville is near several parks like the 766-acre Pedlar Wildlife Management Area and Mason Park, a 14.5-acre freshwater lake known for fishing and boating. The community is named after Lewis Cass, the U.S. Secretary of War under President Andrew Jackson.

New construction, cheaper taxes attract builders
Cassville is experiencing rapid growth. Once a pocket full of rural land, it has turned into a hotspot for new developments offering affordable taxes and new construction as an alternative to city life in Morgantown. Spacious lawns and long driveways define a community of modern townhomes in the $100,000-$200,000 range and single-family ranch-style homes priced between $200,000-$300,000.
“There’s plenty of land for builders to develop starter homes or townhomes in the $200,000 to $400,000 range. I also sell land to people who want to start from scratch,” says Fadlevich. The area also attracts Pennsylvania residents due to its proximity and the opportunity to purchase affordable land from prices in the $12,000-$45,000 range to build homes in their preferred style.
As Cassville grows, more new construction is popping up around the neighborhood.

Art programs, sports complexes at neighborhood schools
Cassville falls under the Monongalia County Schools system and follows a three-school pipeline. Mylan Park Elementary School serves kindergarten through fifth-grade students and features a strong arts program called “Art at the Park.” The program includes student-created murals and sculptures, culminating in an annual showcase. The school earns a B+ rating on Niche. Westwood Middle School serves students in grades 6–8 with a B rating. University High School, which scores an A-minus on Niche, recently received a $1 million grant to support the construction of a new sports complex honoring Ronald “Duke” Pride, a 1963 multi-sport school graduate.

Tons of shopping, dining at University Towne Center, Morgantown Mall
Driving down the hill, visitors are greeted by University Town Center, home to major retailers, including Target, Walmart Supercenter, Sam’s Club, T.J. Maxx, and Dick’s Sporting Goods. The center also features Regal Morgantown, a popular movie theater. Nearby, Morgantown Mall offers indoor shopping anchored by JCPenney, with AMC Morgantown 12 serving as its only movie theater. Residents also enjoy dining at local favorites like Mountain State Brewing Co., known for its craft beers, and Oliverio’s Ristorante, a beloved spot on Wharf Street along the Monongahela River, according to Meredith Bobersky, front desk associate at Courtyard Morgantown.

Several amenities at Mylan Park, Pedlar Wildlife Management Area
Mylan Park, a 400-acre sports complex, has transformed from a facility with four baseball and softball fields into a full-service hub for sports, recreation and wellness. The park also hosts a variety of social and educational organizations that serve the greater Morgantown community daily. Key facilities include the March-Westin Complex, the Multi-Purpose Turf Field, and the Aquatic Center & Track Complex. Both members and visitors can enjoy activities such as cornhole, volleyball, soccer, baseball, swimming, and track. Memberships range from $25 to $50 monthly or $300 to $600 annually, offering access to all facilities, discounts on classes, and rentals.
Pedlar Wildlife Management Area, located 3 miles outside the neighborhood, includes two separate plots of land totaling 762 acres. Dixon Lake is a five-acre plot on the southern half of the management area. The Mason Lake section covers the north and features six trails and adequate fishing for trout, bass, and bluegill. The area also includes a 100-yard shooting range.
Mylan Park has several baseball fields to accommodate several games at one time for players close to Cassville.

The Downtown Morgantown Historic District, located 7 miles southeast of Cassville, offers a vast calendar of monthly events. Highlights include the Tattoo Expo, featuring on-site tattooing and piercing by over 200 artists, the Wine & Jazz Festival, and Balloons Over Morgantown, where 12 to 18 hot air balloons soar over the city. The Morgantown Farmers Market is another local favorite. It draws crowds weekly from May through early November to the Morgantown Market Place to shop for fresh produce, meats, eggs, bread, and more.

Car-dependent community near Mason Dixon highway, close to Pennsylvania
