Historic homes and quiet streets attract intellectuals to South Park
Just south of Downtown Morgantown , South Park is best known as a historic neighborhood with an eclectic collection of architecture from the early 20th century. Julie Knight, a Realtor with Old Colony, says this level of well-maintained history attracts a specific crowd. “It’s a forward-moving community: professors, doctors, intellectuals,” she says. “There’s an atmosphere of sharing porches and walking the streets rather than driving everywhere.” Quiet and tucked beneath Deckers Creek, this neighborhood offers convenient access to the heart of Morgantown while avoiding its high-traffic areas. According to First Street, South Park has major flooding risk factors, largely due to its proximity to the Monongahela River.
Historic homes dominate the neighborhood
Even outside of South Park’s historic district, the hilly streets are lined with unique examples of turn-of-the-20th-century designs, including Victorian, colonial and American Foursquare. “There are entire neighborhoods and streets dedicated to old homes,” says Knight. “It brings a ton of character.” Set on a neat grid system with minimal lawns, these colorful homes often feature covered porches, brick exteriors and attached garages. Narrow sidewalks connect residential areas to nearby schools, parks and the occasional storefront. Prices range from around $140,000 for starter homes to $580,000 for the largest, most renovated models.
Education options range from top K-12 schools to a major university
Students can start at Mountainview Elementary School before attending South Middle School, both of which have an A-minus grade from Niche. Older students can enroll at A-rated Morgantown High School, which Niche considers the best public high school in the state based on its academic success and extracurricular achievements. West Virginia offers open enrollment options for students interested in attending schools outside of their assigned district.
Established in 1867, West Virginia University is among the state’s most respected institutions. With a student body of over 25,000, the university almost doubles the local population. And that’s to say nothing of the scores of alums and out-of-towners who regularly visit for events like Mountaineers football.
Historic district homes are near wooded trails and green space
Parks like Eaton and King Street provide general outdoor recreational space with playgrounds and picnic areas. With hundreds of well-preserved post-Victorian homes, South Park’s Historic District is on the National Register of Historic Places. Landmark homes include the Waitman T. Willey House, a neoclassical mansion built in the 19th century by one of West Virginia's founders. Built in 1860, the historic Alexander Wade House is a well-preserved example of Greek Revival. White Park has 170 acres of athletic fields and green space just south in the First Ward . About 5 miles of trails run through the park, passing picturesque woodlands and streams.
Dining options range from upscale Italian to Creole comfort food
Some of the closest shopping is just north in downtown Morgantown, including various locally owned storefronts off High, Spruce and Pleasant streets. Kroger is available just outside of the university’s main campus in Suncrest. Oliverio’s Ristorante on the Wharf serves upscale pasta, steak and seafood in an elegant, Tuscan-style setting. Established in 1999, Madeleine Marie’s offers carryout home-cooked meals with elements of Creole, Jamaican and American comfort food. “It’s very high end, but also approachable in style and price,” says Knight.
Route 119 and nearby transit options support local travel
The Mountain Line Transit Authority has a bus line that runs all over the city. Stops are located along Walnut Street and Wilson Avenue. State Route 119 is the main highway in the area, and Pittsburgh is about 75 miles north.
