Surrounded by the Pike and San Isabel National Forests, Hilldale Pines is a small residential suburb of Morrison, Colorado, with homes spread far apart along curving mountain roads and sometimes set near parks and creeks. “Buyers here are looking for a little bit of seclusion,” says Christy Seabourne, Realtor for Re/Max Alliance in Conifer. “They don’t want the city living. But Hilldale Pines is also not too far from Denver and its amenities.” U.S. Highway 285 is 4 miles away and leads about 30 miles to Denver. According to Seabourne, hiking and being out in nature are big draws in Hilldale Pines, and neighbors here get together for annual volunteer and city events.

Trekking through Meyer Ranch Park

Hilldale Pines Park is within walking distance of some neighborhood homes and features a playground, covered benches and a Little Free Library. Several trails branch from Meyer Ranch Park to Legault Mountain, where folks can go hiking, mountain biking and horseback riding much of the year and sledding during the snowy season. The famous Red Rocks Park and Amphitheatre is a 14-mile drive north, where locals can access several scenic trails or watch nationally renowned musicians perform amid a stunning backdrop of the Rocky Mountains.

Multi-acre lots covered in green foliage

Fittingly lined with groves of mature, lush spruce and pine trees, the curving residential roads in Hilldale Pines are both marked and unmarked, and offer occasional glimpses of the distant Rockies. The neighborhood's single-family homes were generally custom-built between the 1970s and ‘90s on 1- to 8-acre lots; many are two-story modern mountain cabins with wooden siding and towering windows, as well as long, sloping driveways and expansive decks. Some houses are part of the Hilldale Pines Homeowners Association. Prices range from $620,000 to $1.1 million, depending on a home's square footage.

Getting together for the annual Elevation Celebration

The neighborhood’s HOA hosts occasional board meetings and highway clean-up events. Around August, neighbors can celebrate the Annual Hilldale Pines Jamboree with barbecue, drinks and fellowship. Residents may also attend the annual Elevation Celebration in July, a two-day street fair in Aspen Park that includes live music by local bands, tons of art and craft vendors, and activities for kids.

Most shopping is done a few miles outside the community, near Conifer’s Main Street. It's a roughly 6-mile drive to the Aspen Park Village Shopping Center, where the Sojourn Book Store has shelves full of old and new titles, and Luna’s Mandala is a clothing boutique selling quirky jewelry and handbags. About 20 miles away in Littleton, the Bowles Crossing shopping mall has more retail chains and restaurants.

Giving back to the community at Conifer Senior High

Locals in Hilldale Pines are part of the Jefferson County School District No. R-1, which scores an overall A-minus from Niche. Since Colorado is a “school choice” state, families outside the district can apply for a school placement during open enrollment. West Jefferson Elementary covers kindergarten through Grade 5 and earns a B-plus, while the A-minus-rated West Jefferson Middle serves Grades 6 through 8. Conifer Senior High is also rated A-minus and features the Interact Club, where students perform volunteer projects like highway clean-ups and participate in local 5K fundraisers.

Not far from highway routes to Downtown Denver

U.S. Highway 285 is about 4 miles northwest, leading about 2 miles west to Aspen Park and connecting about 15 miles northeast with Interstate 70. Denver and Lakewood are within 34 miles of Hilldale Pines. The neighborhood has no public transit stops or designated bike lanes. Conifer Medical Center is 6 miles away, and HCA HealthONE Southwest ER is about 20 miles away. Denver International Airport (DEN) is a 53-mile trip, largely via I-70.

Gearing up for wildfire season in Hilldale Pines

Due to its forested location, Hilldale Pines is at high risk of wildfire destruction, especially during the state’s wildfire season, May to September. The Conifer Area Chamber of Commerce offers several fire safety tips for residents, like planning at least two escape routes from the property and signing up for CodeRED Alerts through Jefferson County to get updates during emergencies. Hilldale Pines HOA also urges residents to follow the Colorado State Forest Service’s tips by hardening the home using metal or stone materials and keeping flammable plants away from the exterior. Inter-Canyon Fire Department is also 4 miles north of the neighborhood.
