Set between Morro Bay and Cambria on California’s Central Coast, the small, unincorporated town of Cayucos is right on the Pacific Ocean, along the famous Highway 1. “It’s one of the last little beach towns,” says area resident Tim Townley, a Realtor with Comet Realty. Once a busy 19th-century shipping port, Cayucos still retains its historic charm, but now has a more laid-back vibe, attracting tourists and residents with its mild year-round climate, pristine-white sand beach, and local shops, restaurants and community events. The town's overall CAP Index Crime Score is 2 out of 10, compared to the national average of 4.

A popular beach for surfers, swimmers and anglers
With consistent swells and a less crowded shore than neighboring Morro Bay, the white-sand Cayucos State Beach is popular with surfers, swimmers and sunbathers. The iconic Cayucos Pier juts over 950 feet into the ocean, offering panoramic ocean views, as well as lights for night fishing. A few blocks inland, the tiny Hardie Park has an outdoor swimming pool, tennis courts, and a barbeque area. About a mile south of Cayucos State Beach, the also white-sand shore of Morro Strand State Beach spans the length of Morro Bay, offering views of the iconic Morro Rock. Part of this stretch includes the Morro Bay Dog Beach, where dogs can play off-leash in the surf.

Oceanview homes at a premium
Within Cayucos' competitive real estate market, the Pacific Ocean is the main attraction. “Everything here is beach oriented, so all the houses face towards the ocean,” says Central Coast resident Jennifer Lawson, a Realtor with Re/Max Pines by the Sea. Cottages and bungalows from the early to mid-20th century reflect the town’s historic character, while a handful of luxury properties built in the 2020s have more modern aesthetics, with floor-to-ceiling windows and expansive decks and balconies. Modest single-family homes range from around $900,000 to $2 million, depending on their renovations and proximity to the beach, while sprawling, luxurious oceanfront properties can go for upwards of $6 million. Condominiums are found both on and off the oceanfront, with layouts ranging from about 800 to 2,500 square feet, priced between $750,000 and $1.2 million.
According to Brans, a lot of single-family homes in Cayucos aren’t owner-occupied year-round; many have been bought as second homes, or as investment properties, intended for rental to tourists. Locally owned restaurants and retailers span the beachfront
Pacific Avenue is Cayucos’ walkable downtown drag, stretching alongside the beach and lined with locally owned eateries and coffee shops, as well as boutiques, surf shops and antique stores. Schooners is a popular spot for American comfort food, craft brews and specialty cocktails, with a second-story patio that overlooks the ocean. The casual, diner-style Duckie’s Chowder House specializes in fresh clam chowder served in a bread bowl, The Hidden Kitchen's brunch menu has organic and gluten-free options, and the Brown Butter Cookie Company is a local favorite for dessert. Cayucos Surf Company sells everything from beachwear to boards, and Remember When Antique Mall is full of vintage finds. For groceries, there’s the local Cayucos Super Market, or plenty of options in San Luis Obispo.

A weekly summer farmers market, a semi-annual antique fair and a beloved 4th of July celebration
Downtown, the Cayucos Farmers Market is held on Friday mornings from Memorial Day to Labor Day, while the Cayucos Antique Street Fair is held twice a year, in May and October. Both of these events feature local food vendors and live music. Cayucos' annual 4th of July celebration draws tens of thousands of area residents with a parade, a sand sculpture contest, a community barbeque and an evening fireworks show at the pier.
Career courses at Morro Bay High
Within the Cayucos Elementary School District, the Cayucos School teaches prekindergarten through Grade 8 and earns an A-minus rating from Niche. And within the San Luis Coastal Unified School District, the B-plus-rated Morro Bay High School offers hands-on career courses in fields like agriculture and natural resources, and industrial technology.
Access to Highway 1 and a county bus line
California’s scenic Highway 1 (also known as the Pacific Coast Highway, or the PCH) travels north-south through Cayucos, offering drivers dramatic coastline views as they travel the coast. San Luis Obispo Regional Transit Authority buses serve Cayucos and the rest of the county. Adventist Health's Sierra Vista Medical Center is about 18 miles away in San Luis Obispo, and it's 4 miles farther to the San Luis Obispo County Regional Airport.
