Located 18 miles outside Philadelphia in the South Jersey suburb of Mount Laurel, Holiday Village is a 55-plus community where residents don’t have to worry about cutting grass, shoveling snow or climbing stairs. Most homes, except for a few second-floor condos, are on one level. “Everything is on the first floor and taken care of,” says 34-year veteran Realtor Michael Dinella with Coldwell Banker Commercial Realty, who grew up in nearby Collingswood. “They even shovel up to your front door. Seniors in the community enjoy living independently without the burden of upkeep.” Surrounded by a rural landscape with multiple lakes and nearby woods, Holiday Village is also a place where residents can stay active. The community clubhouse offers dozens of recreational facilities, activities and social clubs. Parks, golf clubs and shopping centers are minutes away. “It’s off the beaten path but not too far off,” Dinella adds. Holiday Village receives a 1 out of 10 crime score from CAP Index, well below the national average is 4.
First-floor living with good resale value
Homes in Holiday Village were built in the mid-1980s by J.S. Hovnanian & Sons, the same builder who developed the Birchfield community next door. Most are two-bedroom ramblers priced from $250,000 to $425,000, with attached garages, open floor plans, eat-in kitchens and sliding doors that open onto backyard patios. “It’s one-floor living, very popular with the 55 and over community,” says Sam Lepore, broker at Keller Williams Moorestown, a native of the area who's in his 12th year selling real estate. “It’s also a well-run community, not outrageously priced, with good resale value.” While single-family homes occupy the southern portion of the neighborhood, townhouses and condos provide more housing options to the north. The community's townhouses, often referred to as patio homes, are on one level, offer the same square footage as single-family homes and sell for $275,000 to $380,000. Condos are smaller and built on two stories, listing for between $180,000 and $275,000.
Community amenities, nearby parks and Ramblewood Country Club
Holiday Village features several lakes where residents can fish and walking paths that connect residents to other parts of the neighborhood, including the clubhouse. Outside, the clubhouse offers a heated saltwater pool, tennis courts, bocce ball and shuffleboard, and inside, a fitness center and billiards room. The community also provides dozens of activities for residents, such as aerobics and aquacise classes, mahjong, bridge, a book club and an art group. Laurel Acres Park is next door, where visitors can fish or walk their dogs around a central lake. Ramblewood Country Club, also next door, features 27 holes of golf on three courses. North of Holiday Village, Rancocas State Park has miles of hiking and biking trails. The rustic park offers a nature center with guided walks. Fishing is permitted throughout the park, and portions of the park are open to deer hunting.
Farmers markets near Holiday Village
The Rancocas Woods Farmers Market is held every Sunday from June to October at the Rancocas Woods Village of Shops, a collective with a mission of promoting a sustainable, local food system and business network in Mount Laurel. In addition to fresh produce, baked goods, handmade gifts and other locally produced products, marketgoers can enjoy live music, yoga, workshops and hiking at nearby Rancocas State Park.
The Burlington County Agricultural Center’s Farmers Market is open on Saturday mornings from mid-May until the week before Thanksgiving at the agricultural center off Centerton Road, 5 miles north of Birchfield. The market features local fruits and vegetables, honey, cheeses, eggs, baked goods and crafts.
Local restaurants and shopping malls with cinemas
The closest grocery store is ShopRite in the Towne Square shopping mall north of the neighborhood on Union Mill Road. A few miles south, the Kettle and Grille is a family restaurant that serves all-day breakfast in a casual setting with booths. Nearby, Dad’s Deli and Catering is a classic deli and takeout business that fixes everything from pancakes to cheesesteaks, and Daddy O’s Creamery, not far away, offers soft-serve and traditional ice cream with dozens of toppings. To the west, the Moorestown Mall features a Boscov’s, a Regal cinema, and several restaurant chains. The Promenade at Sagemore, about 4 miles south, is an upscale outdoor shopping center with national retailers like L.L. Bean and Apple, and the AMC Marlton 8, another movie theater. The Shops at Centerton Square, 5 miles north, offers a Wegmans, Target and Costco. To the west, Cherry Hill Mall features higher-end stores like Nordstrom, Crate and Barrel, and Pottery Barn.
Highways and New Jersey Transit near Holiday Village
Route 73 joins with 90 and Interstate 95 to take drivers into Philadelphia, 18 miles away. Atlantic City is a 50-mile trip heading south on Route 73 to U.S. Route 30. The New Jersey Turnpike, a toll road, and Interstate 295 are within 4 miles of Holiday Village and connect to Interstate 95 north and south Philadelphia. Route 295 loops north around Trenton and meets up with with 95 south of Wilmington. The closest New Jersey Transit train station is Cherry Hill, 10 miles from the neighborhood, with service to Philadelphia or Atlantic City. Philadelphia International is the nearest airport, a 25-mile drive.
Medical centers within 10 miles
Virtua Marlton Hospital, 4 miles south of Holiday Village, is off Route 73 and specializes in emergency services, cardiovascular diagnoses and treatments, surgical spine care, joint replacement surgery and stroke care. Jefferson Cherry Hill Hospital, 7 miles west of the neighborhood, offers a seven-story patient pavilion with private rooms and a range of clinical specialties, including advanced neuroscience and orthopedic treatments.

Jacob’s Chapel AME Church, St. John Neumann Catholic Church and Grace Presbyterian Church are just a few of the houses of worship within a 5-mile radius of Holiday Village. Congregation Adath Emanu-El and Congregation Beth Tikvah are two synagogues located minutes outside the neighborhood.
