One of the smaller thoroughfares in and out of Masonville, Creek Road, houses a variety of local eateries and niche markets. Ma & Pa’s Tex-Mex BBQ serves up southern-style barbeque plates from a log cabin, with outdoor picnic tables for seating. Four Green Cats Cafe is next door, a rustic cafe and bakery that also sells antique furniture. And next to the cafe, The Woods is a locally adored ice cream shop. Another nostalgic establishment on Creek Road is Rancocas Woods Craft Co-Op & Antique Attic, a cozy wooded warehouse where visitors can shop for eclectic antiques, artisan crafts and crystals. This shop hosts craft and antique shows from the end of March through the middle of December. The property is also home to the Rancocas Woods Farmers Market, open each Sunday from June through September.Where Creek Road converges with Marne Highway on the east side of Masonville, there are a few restaurants of different flavors. The Spirit of San Juan is a food truck that serves authentic Puerto Rican cuisine, and Aziza’s Restaurant is a breakfast and lunch diner with an Egyptian twist. Not only are falafels and gyros on the menu but there are also nods to the establishment’s Egyptian namesake through artifacts and photographs displayed in the glass case at the counter. Nearby, Lillo’s Tomato Pies is a counter-serve pizza and cheesesteak spot.
On the south side of Masonville, there are two local shopping plazas: Larchmont Commons and Ark Road. Both shopping centers feature fitness studios, restaurants, banks and department stores. For quick grocery runs, Larchmont has an Aldi, and Ark Road has a ShopRite. For larger grocery hauls, residents can find both Wegman’s and Costco just 3 miles west at Centerton Square. This commercial area also features big-name stores like Target and even more restaurant variety. Another frequently visited attraction in this part of town is The Funplex, an outdoor and indoor amusement park. Outside, there is an expansive water park with water slides and a lazy river, as well as a small-scale roller coaster. Inside, the family fun includes carnival rides, bumper cars, go-karts and an arcade.
Wooded ranch styles and spacious Colonial Revivals
In Masonville, the housing styles vary depending on their location. Homes on or around Creek Road and Marne Highway trend more toward the older ranch-style variety, while more tucked-away subdivisions feature newer Colonial-inspired split levels and New Traditionals. Some residential areas feature sidewalks that weave along the road, while others are hidden behind oak and sycamore trees. Masonville has a low housing inventory, and only seven homes were sold in 2024. When available, quaint 800- to 1,600-square-foot ranch-style homes, some with recent renovations and some on up to a full acre of land, typically cost between $270,000 and $360,000. In the sections with Colonial-style split levels, most residences sit on a half-acre and offer multi-car garages. Sizes hover around 1,900 square feet, and price tags can range from $435,000 to $500,000. In the small Parkers Creek subdivision, located on the west side of Masonville, Colonial Revivals with at least 2,500 square feet of interior space reign supreme. Residents in this section pay a $25 Homeowners Association fee, and properties typically cost $700,000 to $750,000.Traveling back and forth on Interstate 295
Commuters living in Masonville have a few options to get around the state. Interstate 295 and the New Jersey Turnpike run parallel to each other, allowing for quicker rides to Philadelphia and New York City. “It’s easy for commuters to get off and then get right back on,” Leone says. “The interstate has all the exits, and the turnpike is used to cut through Jersey.” For those without a car, the NJ Transit is the public transportation system that services the community, and bus stops are peppered all along Marne Highway. About 6 miles west on Creek Road in Burlington, there are a few light rail train stations. Passengers can take the River Line south to Camden, where the PATCO train continues service into Center City. Or they can ride the River Line north to Trenton, where the Amtrak transfer takes passengers straight into Penn Station in Manhattan. For further travel destinations, Philadelphia International Airport is about 30 miles away via the interstate.Access to walking trails through Rancocas State Park
Small green spaces surround Masonville, but residents are more likely to visit Laurel Acres Park for a refreshing day outdoors. This park space, located about 6 miles south of the neighborhood, features baseball fields, basketball courts, a dog park, walking trails and a fishing lake. “It’s the biggest park, right in the center of town,” says Jerry Mascio, Mount Laurel Township’s Deputy Manager. “The big event there is the fireworks celebration on July 3rd. And we also do summer concerts and movies there, too.”Timbercrest Park, on the north side of Masonville, has a small playground, a full-court basketball court and a baseball diamond. Nearby, Spencer Park features softball fields and access to Rancocas Creek. "The park is attached to Rancocas State Park,” Mascio says. “So you can access the wooded walking trails of the state park from Spencer Park.” West of there, on the other side of the interstate, Laurel Creek Country Club is a private club with an Arnold Palmer-designed golf course. On the south side of the neighborhood, Igloo Ice Rink has two public-use skating rinks, and XL Sports World is Mount Laurel’s indoor athletic complex.
Mount Holly Historic District
While Masonville is within Mount Laurel Township, the neighborhood is only 5 miles from historic downtown Mount Holly. The district emanates a Colonial-era atmosphere, as many storefronts and restaurants are refurbished colonial homes. History enthusiasts can take the Mount Holly Walking Tour, visiting sites like Revolutionary War battlefields and the allegedly haunted Burlington County Prison Museum. Mount Holly is also home to the nearest hospital, Virtua Mount Holly Hospital.Highly-rated Mount Laurel public schools
Masonville student residents may attend kindergarten through fourth grade at Fleetwood Elementary School, which receives a B rating from Niche. They can continue on to fifth and sixth grades at Mount Laurel Hartford School and seventh and eighth grades at T.E. Harrington Middle School, both of which receive a B-plus. Lenape High School, which holds an A-minus, is ranked as the second-best public high school in the county, according to Niche. The high school partners with Rowan College at Burlington County, the local community college, offering dual enrollment courses for college credit. “There are a lot of car shows out by Lenape High School,” Leone says. “People bring their cars and show them off. There are also a lot of farms out that way.” Johnson’s Corner Farm, a pick-your-own produce and baked goods market, is located next to the high school.
