Ramblewood Farms
A competitive market of 1970s Colonial-style houses
There is a low housing inventory in Ramblewood Farms, and when available, homes typically sell quickly, staying on the market for an average of a week. “Homes in Ramblewood Farms were built between 1965 and 1975,” Hogan says. “Lots tend to be at least a quarter of an acre, and they’re not cookie cutters.” Common architectural styles include ranch-style and Colonial-inspired homes with two-car garages, driveways, green manicured front lawns and fenced-in backyards. Homes are generally between 2,000 and 2,500 square feet, and price tags range from $525,000 to $630,000. Sidewalks weave along the residential lanes, mostly shaded by poplar and dogwood trees. The neighborhood has no Homeowners Association or HOA fees.Outdoor fun at Laurel Acres Park and Ramblewood Country Club
Located just west of the entrance to Ramblewood Farms, Laurel Acres Park is an expansive park with athletic fields and courts, multiple playgrounds for different age groups, a dog run and a walking trail that wraps around a small lake. “You can walk to Laurel Acres Park from the walking paths through the subdivision,” Hogan says, referring to Ramblewood Farms' footpaths and cut-throughs. “I raised three kids there, and they all played at the park, fished in the lake and played soccer. Baseball and soccer are big sports in Mount Laurel, and the fields at the park are so nice.” Laurel Acres Park hosts a series of community events and festivals throughout the spring and summer months. A celebration for Greek Independence Day is held in March, and June welcomes the Eid Al Adha Festival and a Juneteenth Celebration. There’s also a well-attended Fourth of July Celebration and fireworks show.Less than a mile west of the neighborhood, Ramblewood Country Club has a 27-hole golf course and tavern that’s open to the public. “Ron Jaworski, who used to be the Eagles quarterback, owns the country club,” Hogan says. “The bar there is called Seven Tap because that was his number when he played.”
Local dining and shopping trips to Centerton Square
One of the suburban draws to the neighborhood, Ramblewood Farms is surrounded by retail sections with grocers and eateries. To the south, where several main thoroughfares intersect, there are a variety of different cuisines. Crepeyano is a trendy breakfast cafe, and The Kettle & Grille is a classic American breakfast diner. Dad’s Deli & Catering is a locally loved sandwich shop, and Sassa Bienne serves Afro-Caribbean and Cajun food. About a half mile from there, another commercial area features Whole Foods, more dining options, fitness facilities and a movie theater. On the north side, Town Square Plaza has ShopRite, takeout restaurants and salons. “Centerton Square is a 5-mile drive up the interstate,” Hogan says, referring to a larger retail area north of the neighborhood. “There you have Wegmans, the eighth wonder of the world." In addition to more dining and shopping options, this area also features Costco.Students attend Mount Laurel public schools
Students in Ramblewood Farms are part of Mount Laurel Schools, a public school district that receives a B-plus rating from Niche. They can attend kindergarten through fourth grade at Hillside Elementary School, which receives a B, and fifth through sixth grade at Mount Laurel Hartford School, which has a B-plus. They can then advance to Thomas E. Harrington Middle School, which also has a B-plus, for seventh and eighth grade. “Mount Laurel schools split up in 2012 because studies showed sixth graders shouldn’t be with eighth graders,” says Wuertz. Students can then attend either Lenape High or Cherokee High, both of which hold an A-minus.Commuters have NJ Turnpike and Interstate 295 access
Ramblewood Farms is a car-dependent community. The on-ramp to the New Jersey Turnpike is about 3 miles west of the neighborhood, from which residents can take Exit 4 to get home. Less than a mile past the turnpike is the entrance to Interstate 295. Once on the interstate, residents have a 20-mile drive to Center City and a 25-mile drive to Philadelphia International Airport. Commuters can also use the interweb of backroads and state routes for a 15-mile trip across town into Philadelphia. While the NJ Transit bus system services other parts of Mount Laurel, it does not come to or near Ramblewood Farms.
