Located north of Vancouver and next to the Cascade Mountains, Mount Vista lives up to its name. The rural area is a census-designated place in Clark County with a population of 10,000 centered around Washington State University – Vancouver, which sits in the middle of town. Downtown Vancouver is about 9 miles away. “Mount Vista is more ‘on the map’ than surrounding areas,” says Ellen Hartzell, a Realtor with Knipe Realty who has over two decades of local experience. “It’s been around for a while, so it’s more established.”

Highly-rated institutions and hospitals

Mount Vista’s median household income is $102,000, compared to $80,000 nationally. The city’s population has grown slightly over the past decade. “The location is good, since WSU and the hospital are there. They get a lot of workers from the area,” Hartzell says. WSU–Vancouver has more than 800 employees; other major Clark County employers include PeaceHealth and the Vancouver Public School District. While Clark County falls under the Vancouver School District, Mount Vista is far enough from Vancouver to belong to the Battle Ground School District. It has about 12,000 students and earns a B-minus from Niche. The Gardner School of Arts & Sciences is a private K-6 school that earns an A-minus. Nearby churches include the Manor Evangelical Church and Generations Church.

Mount Vista has two-story traditional homes from the early 2000s with gable roofs, plus larger, newly constructed modern homes with stone exterior detailing and Victorian round-bay windows. The community has suburban features like wide sidewalks with streetlights and wooden fenced backyards. The median home price is $740,000, higher than the national median of $420,000. Properties stay on the market for an average of 42 days, compared to 45 days nationally.

Daily strolls on the Cougar Trail Loop

Salmon Creek Community Club Park is a community green space with open fields and forested areas. The Cougar Trails Loop, which sits in the middle of the community, has trails through the woods. Equestrians can keep their horses at Sahli Stables, and G. Tribe Alpacas is an alpaca farm with open fields for the animals to roam. Edible Acres Farm grows local vegetables. Five miles away, Fairgrounds Community Park has a playground, basketball courts and a picnic area. Nearby are the Clark County Fairgrounds, which hosts the annual fair in August, and Cascades Amphitheater, a music venue that has hosted national acts.

Family dinners at Billygan's Roadhouse

Safeway is the closest grocery store, 4 miles away. Nearby restaurants include Sushi Chiyo and Billygan’s Roadhouse, a family-friendly steakhouse and bar known for its peanut-shell-strewn floors. Salmon Creek Grange hosts birthday parties, weddings and the city's farmers market from June to October.

Need to know: Commutes, crime and climate

Interstate 205, commonly referred to as the War Veterans Memorial Freeway, intersects with Interstate 5, which runs to Vancouver. The C-TRAN bus system stops in the city’s southwest corner near WSU and the local hospital. The Portland International Airport is 16 miles south. The Vancouver Police Department serves Mount Vista residents. According to the FBI Crime Data Explorer, property and violent crime have slightly decreased in the past few years. Mount Vista has a mild climate, with warm summers and winters that barely drop below freezing. Washington and other western states experience wildfire season annually from July to October.
