Tucked between fields of grain, Cowan is a small Delaware County community that offers a slower pace of life than the hubbub of nearby Muncie. Residents trade proximity to shops and restaurants for spacious lots, rural landscapes and abundant outdoor amenities like hiking trails, campgrounds and nature preserves. Crime is also low here — the CAP Index gives Cowan a crime score of 1 out of 10, much lower than the national score of 4 out of 10.
College credit and industry certificates at Muncie Area Career Center
Kids can attend Cowan Elementary School, which serves students in kindergarten through sixth grade, before heading to Cowan Junior/Senior High School. Both schools receive a C-plus from Niche. “We’re a pretty small school. We’ve got an enrollment of 715 students, including [both schools],” says Sheryl Marshall, secretary for Cowan Community Schools Corporation. “We do offer some dual credit, and juniors and seniors can take classes at the Muncie Area Career Center."
Homes with roomy lots that rarely hit the market
Housing is limited in Cowan. Homes rarely come on the market, and when they do, they sell in two days or less on average. The bungalows, ranch-style and Craftsman-inspired homes in the community tend to have porches or sunrooms. Homes on spacious parcels or multiple acres of land have room for sheds, gardens, campers or farm equipment. Prices typically range from $80,000 to $200,000, depending on size, age and acreage, but updated homes can cost nearly $300,000.
Boating, hiking and golfing nearby
Swaths of open fields give way to Prairie Creek Reservoir, a popular spot for boating, fishing, swimming and camping. Numerous trails wind around the lake, ranging from typical pedestrian trails to paths specifically for all-terrain vehicles or horseback riding. At the southern edge of the reservoir, Red-tail Nature Preserve has trails that connect to the Cardinal Greenway, a former railroad corridor that spans 62 miles from Marion to Richmond, Indiana. Several golf courses are within a 15-minute drive of Cowan, including Maplewood Golf Club, Tri County Golf Club, and Cardinal Hill Golf Course. Nature lovers can hike, fish, camp and even ski when the weather allows at Summit Lake State Park, about 13 miles away.
Locals dine and shop in Muncie
Farmland surrounds Cowan, so residents head about 5 miles north into Muncie to run errands, get groceries or grab a bite to eat. Walmart Supercenter is the closest grocery store on the southern edge of Muncie. McGalliard Road has a branch of nearly every fast-casual chain restaurant in America, and it’s also the main destination for retail shopping with Muncie Mall, Target and Muncie Plaza shopping center. Downtown, beer and music flow at taphouses like Savage’s Ale House, Twin Archer Brewpub and Elm Street Brewing Company. The Minnetrista Farmer’s Market is held year-round and features local goods from small businesses like Firm Root Farm, a Cowan business that specializes in fresh-cut flowers and all-natural maple syrup.
Cowan is car-dependent
Kids in the community can walk to school on Monroe Street's partial sidewalk, but residents need a car to get around. Medical care is available at IU Health Ball Memorial Hospital about 8 miles away in Muncie. Locals hop on State Route 67 to get to Interstate 69, a major north-south thoroughfare for the state.
Fish fries, car shows and concerts in Muncie
Local churches and community organizations hold events. The Cowan Lions Club has an annual car show and breakfast, and houses of worship like Liberty Baptist Church and Corinth Methodist Church host fish fries during Lent. Of course, Muncie has plenty of events. In the summer, Canan Commons Park turns into a performance venue during the Muncie Three Trails concert series. Fire Up DWNTWN is another summertime celebration with hot air balloons, food, live music and games.
