Newer homes on larger lots in northwest Muncie
Much of Muncie, Indiana, is made up of late 19th and early 20th century architecture – older homes on smaller lots with varying degrees of preservation. Halteman, however, is a relatively newer neighborhood. Its midcentury single-family homes and condos are up to date for this market, sitting on larger lots only 4 miles north of destinations like downtown and Ball State University. Because of Halteman's larger lots and newer architecture, this community is one of Muncie’s more expensive housing markets, but buyers here can still find bargains. According to a 2021 study by Insurify, the city has the most affordable housing market in the country; and living in Halteman means being mere blocks from the Muncie Public Library, a community park and a shopping center with a grocery store and salons. It’s a convenient suburban neighborhood just outside the heart of the city.

Single-family homes and condos in one of Muncie’s higher-value housing markets
Halteman is a primarily owner-occupied neighborhood with a mix of single-family homes and condo options. Most of the neighborhood’s houses are either brick ranch-styles or split-level designs built in the 1960s and ‘70s. While most lots are less than a quarter-acre in size, homes do typically have ample front and back yards, and the streets are lined by sidewalks and mature trees. The average home value in Halteman is about $80,000 more than the average house value in the Muncie metro area. Condo prices here start at $65,000 for a one-bedroom and can go as high as $225,000 for a three-bedroom unit. Single-family homes typically sell for $150,000 to $300,000.

Muncie Public Library
Halteman is about 1 mile north of the Muncie Public Library’s Kennedy Library. “Our programming is all over the gamut – crafting, art, book clubs, science, events for kids, bringing in speakers and yoga instructors,” says Susan Fisher, the public relations supervisor for the Muncie Public Library. “Anything you can think of, for any age range.” The library has age-specific story times for babies through elementary school aged children, as well as book clubs for adults, homeschool meetups and holiday celebrations. “One thing I always stress is you do need a library card to check things out, but you do not need a library card to attend any of our services, programs or activities,” Fisher says. “Our doors are open.”

Muncie Community Schools
Students in Halteman attend Northview Elementary, which receives a C-plus rating from Niche, followed by the C-rated Northside Middle School and B-minus-rated Muncie Central High School. Muncie Central High School is known for being home to The Spirit of Muncie Band and Guard, which has been crowned Champion at Indiana State Fair Band Day four times, its most recent victory being in 2024.

Halteman Park and Clancy’s Village Bowl
Formerly a private neighborhood park, Halteman Park became a city park in the fall of 2019 and began a revitalization effort in 2020 to improve its facilities. The redevelopment plan was a collaborative process between community members, the city and the Ball State College of Architecture and Planning. So far, more than $35,000 has been crowdfunded with a $40,000 grant match, bringing in a total of over $75,000 in funds raised. Phase 1 of the renovation has already been completed, with a new playground, pavilion, splash pad and 400-meter walking path being installed. In Phase 2, the park plans to add pickleball courts, a gaga pit, exercise stations and bike racks. For an indoor activity, residents can head to Clancy’s Village Bowl, a local business with 56 bowling lanes, or to Knights of Columbus Bingo every Monday, Wednesday and Friday.

Muncie Indiana Transit System
Halteman is a car-dependent neighborhood, but residents can take the Muncie Indiana Transit System bus from Oakwood at Wheeling to get downtown. There is no bus route from the neighborhood that connects to IU Health Ball Memorial Hospital or Ball State University. When traveling out of town, residents fly out of Fort Wayne International Airport, 64 miles north, or Indianapolis International Airport, 78 miles southwest.
