Kenmore is a primarily owner-occupied residential community situated immediately west of IU Health Ball Memorial Hospital and Ball State University, also known as BSU. Most residents who move to Kenmore do so for its walkability — and many also work at IU Health or BSU, two of this city's top employers. When asked how she feels about living in Muncie, the city's communications director, Amber Greene, says, "I love it. I love that we have a small-town feel, but we're equally distant from the two biggest cities in Indiana. Everything we could want, or need is within a safe distance." Greene goes on to add that "The cost of living is exceptional. You don't have the traffic that larger cities have, but you still have all the amenities, and we also have the university."
Professors and staff appreciate living in Kenmore as it neighbors Ball State University on the west.

Colonial Revival, Cape Cod and Tudor homes
Kenmore has a high-value housing market within the Muncie metro, with the average home value hovering at $100,000 more than the city's average. Despite the higher prices, most homes in Kenmore were built in the 1930s and '40s, and feature Colonial Revival, Cape Cod and Tudor designs the most common architectural styles. The neighborhood also includes a few 1950s ranch-style homes and recent sales prices range from around $150,000 to $325,000. Kenmore is also home to a central green space called Guthrie Park that most residents can walk to. The park contains an open field area and benches situated beneath mature trees.

Revitalizing The Village
Kenmore's closest commercial district is The Village. Located a mile east, and just on the other side of Ball State University, "The Village is about a two- or three-block area with restaurants, shops and bars," explains Jennifer Erickson, a BSU professor. "Every major university has one of these commercial districts. And the one near BSU has really been struggling. The president of BSU has made it his mission to revitalize it by putting in a nice hotel with a rooftop bar and more commerce." Despite this, Erickson worries that the resources the university plans to contribute won't be sufficient, adding that the community could better benefit from a grocery store or additional shared spaces like cafes where students and professors could hang out. Currently, The Village contains local restaurants like Roots Burger Bar and Greek's Pizzeria along with chains like Jimmy John's and Insomnia Cookies. Be Here Now is a volunteer-run music venue and beer garden that provides residents with a place to relax after hours. Groceries are available at the Pay Less Super Market 1 mile south.
When it comes to pizza, Kenmore residents choose Greek's Pizzeria, which sits in The Village just a few steps from campus.

Muncie Community Schools, Ivy Tech Community College and Ball State University
Students in Kenmore attend Longfellow Elementary, which receives a C-minus rating from Niche; Northside Middle School, which gets a C; and Muncie Central High School, which earns a B-minus rating. With an enrollment of about 1,300 students, Muncie Central High School is the district's only high school and is known for its award-winning marching band. Local options for higher education include Ivy Tech Community College and BSU, a public four-year university that enrolls nearly 20,000 students each semester. "Ball State is huge," Greene says. "You can definitely see a difference when school's in session or not."

Walking, biking and riding the MITS bus
Kenmore is less than half a mile from IU Health Ball Memorial Hospital and Ball State University, making walking to either an easy commute. Some people choose to bike to work, an option that will soon become more accessible. "The university and city have a multi-pronged effort to get bike lanes," Erickson says. Downtown Muncie is 2 miles east and the MITS bus route departing from Kenmore can get passengers there in under 20 minutes. When traveling out of town, residents can fly out of Fort Wayne International Airport, 66 miles north, or opt for the Indianapolis International Airport, 74 miles southwest.
