Northview has residential living near Muncie’s main retail hub
Northview is a largely residential area close to the retail corridor of McGalliard Road. “One of the nice things about Northview is that you have proximity to the Cardinal Greenway and they have an elementary school in that neighborhood,” says Rebekah Hanna, a Realtor with Re/Max with nearly 20 years of experience and Muncie resident. “You can ride the greenway for 60 miles if you want.” Ball State University and IU Health Ball Memorial Hospital, two of the city’s biggest employers, are only a few miles away. Well-maintained midcentury homes and Northview Elementary School draw families to this neighborhood.
Ball State University sits south and Delaware County Airport sits north of Northview.
The Cardinal Greenway was made for bikers, walkers and joggers to enjoy the great outdoors in Northview.

McGalliard Road is Muncie’s go-to place for shopping
McGalliad Road is the nerve center of Muncie’s commercial shopping and dining scene. Nearly every fast food and fast casual restaurant is represented on this bustling strip, which can experience heavy traffic during peak traffic hours. Muncie Plaza has T.J. Maxx, Old Navy and Kohl’s with an AMC Movie Theater next door. Target and Dick’s Sporting Goods are adjacent to the Muncie Mall, which has more than 20 stores. Grocery stores are also on McGalliard — Aldi, Pay Less and Fresh Thyme Market are all on the strip.
The northside has several local restaurants, but two standouts are Sunshine Café and Puerto Vallarta. Sunshine Café has been a beloved breakfast spot in Muncie, serving up comfort and nostalgia for decades. Run by the same family for three generations, this local institution attracts a diverse crowd, from families savoring Sunday morning meals to students recovering from a night out with hearty diner classics. Puerto Vallarta is a fixture in the community that began on Broadway Avenue and has expanded to three locations in Muncie, including a restaurant on Wheeling Avenue. It’s a go-to spot for chips, salsa and margaritas for residents and BSU students alike.
When it comes to breakfast and lunch, the residents of Northview frequent Sunshine Cafe.

Midcentury cottages and 2000s-era builds
The median price here is about $160,000, higher than other communities like Anthony-Northside and Riverside-Normal City but lower than Westridge. The majority of folks own their homes, with about 20% of the population renting. Another rarity here is the attached garages — street parking and detached garages are standard in other areas. Homes tend to sell in about a month. Midcentury cottages and ranch-style homes make up the majority of Northview’s housing stock, but there’s also a mix of newer builds and newly constructed houses. Midcentury homes in any condition can cost between $100,000 and $200,000, while houses built after 2000 can range from $200,000 to $300,000.
Cottages and ranches are some of the most popular houses in Northview.

The Cardinal Greenway spans 62 miles
The Cardinal Greenway runs parallel to Northview and is a major asset to the community. The 62-mile recreational path stretches along an old railroad corridor from Marion to Richmond, Indiana, and is the state’s longest rail trail. Halteman Park was built in 2021 and features a playground and a splash pad. Fans cheer on the BSU Cardinals at Scheumann Stadium less than 2 miles away. People head to Clancy’s Village Bowl to hang out with friends and enjoy a few rounds of bowling.
For the serious or amateur bikers wanting to ride The Cardinal Greenway north, Shaffer Trailhead sits just north of Northview.

Major roads offer convenience — and congestion
Life next to McGalliard Road and Wheeling Avenue — two of Muncie’s most important and busy thoroughfares — is a double-edged sword. While it means shopping and dining are close by, it may take a while to get to a restaurant down the street. The west side of Wheeling has sidewalks and a covered MITS bus stop on Oakwood Avenue, but the steady stream of traffic makes crossing the street difficult. Ball State University is less than 2 miles away, while Downtown Muncie is about 3 miles away. IU Health Ball Memorial Hospital is about 3 miles south.
McGalliard Road offers many commercial stores and franchise restaurants to Northview residents.
Northview sits very close to Ball State University and is one of the biggest employers in Muncie.
