Accessing resources in this central Muncie community
Aptly named, South Central is a mixed-use residential and industrial neighborhood immediately south of downtown Muncie. It started in the late 1800s and early 1900s as a neighborhood for the city's industrial and manufacturing workers, and it serves a similar purpose today. Auto shops, offices for general contractors and industry-specific supply stores fill this neighborhood, and many choose to move here because they work for one of these employers. While real estate prices in South Central run lower than average for the city, many of the neighborhood's historic homes are in need of significant renovations. The neighborhood's location between downtown Muncie and South View Elementary offers a worthwhile convenience for many Muncie buyers; and with amenities like Heekin Park, Delaware County's Family Resource Center and the Maring-Hunt Library nearby, residents here have direct access to many of this community's resources.

Historic single-family homes
South Central has small single-family housing options, with most built primarily between the 1880s and early 1900s. Most streets in the neighborhood have sidewalks, and due to the neighborhood's historic age, many front lawns are shaded by mature old-growth trees. Bungalows and traditional homes are common styles within this neighborhood, and the average home size is about 1,400 square feet. Sales prices run slightly lower than the average for the city here, but due to the age of these homes, many require total overhauls. Price points range from $20,000 to $120,000, depending on the size, age and condition, with those at the higher-end of this range being move-in ready.

Family Resource Center, the Maring-Hunt Library and downtown Muncie
South Central is home to Delaware County's Family Resource Center, which has a childcare center where kids can be dropped off while parents attend working sessions with staff to learn about obtaining resources to help support their families. The resource center has take-and-make meals and household items available for free, plus a weekly Addiction and Recovery Support Group and breakfasts on Friday mornings. The Maring-Hunt Library, just south of the neighborhood, and situated adjacent to South View Elementary, offers additional resources, like social and educational programming for all ages and a large outdoor space where folks can enjoy time in nature. "At Maring-Hunt, we have a huge green space," says Susan Fisher, public relations supervisor for the Muncie Public Library. "Ball State University partnered with us, and students, through an immersive learning project, designed, created and built these beautiful garden pavilions." She explains that this area has become a gathering place for the community and that residents often visit the library to spend time outside. "We have a community garden where people can rent a plot. We also maintain several rows of gardening that we all pitch in and help with. The produce is for the neighborhood to enjoy," she says. "We're blessed to have that. It's not something you usually find at a library." Downtown Muncie hosts ongoing arts and cultural events, like art crawls on the first Thursday of every month and free summer concerts at Canan Commons. "My personal favorite in 2024 is Fire Up DWNTWN," says Cheryl Crowder, events director for the Muncie Downtown Development Partnership. This end-of-summer street fair has hot-air balloon rides, performances and spicy-racks of ribs for sale.
