Southeast Muncie: From industrial hub to residential neighborhood
Southeast Muncie is a largely residential neighborhood on the far east side of Muncie. The area was once an industrial hub, but factories began to close and leave in the 1970s. The neighborhood suffered from urban decay as jobs and people left, but reinvestment in the early 2010s put the community on the right path forward. There have been steady improvements to the neighborhood in the past 10 years, such as the Blaine/Southeast Park project. Community organizations and volunteers cleared an overgrown field behind the former Sutton Elementary School and transformed it into a kid-friendly park with a playground with the help of grant funding. Nowadays, Southeast Muncie is known for its cost-effective housing and proximity to the Cardinal Greenway.

Renovated homes at an attractive price
The community offers a cost-effective housing stock less than 2 miles from downtown Muncie. There’s a mix of Cape Cods, Craftsman-inspired and ranch-style homes — many of which originally served as worker housing for the nearby factories — with gridded streets and mature trees. Carports and attached and detached garages are more prominent here than in other nearby neighborhoods, but street parking is still common. Homes in need of repairs or renovations can range from $50,000 to $70,000. Renovated houses fetch more and cost between $70,000 and $150,000.

Bike rides on the Cardinal Greenway
A major perk of the neighborhood is access to the Cardinal Greenway. Hikers and bikers head to Rotary Park to take the 62-mile recreational path, which follows an old railroad corridor. Heekin Park has been improved over the years. In addition to vast green space and a free dog park, the park features a playground, a garden with native plants and benches, and the Walk of Fame. The quarter-mile walking path highlights important figures and organizations in Delaware County’s history, including the first Black teachers, firefighters, police officers, politicians and more.

Another local joint is Hunnicutt's Dairy Bar, a seasonal ice cream stand that has been serving shakes and sundaes for decades. Groceries are a bit farther away at Walmart or Aldi in Southside. Southside Middle School is a hub for education and community. The Panther Pantry has grown from small beginnings in 2016 to a vital community asset that provides kids with food, clothing and other essential items. “We have The Den, where kids can pick out clothes. They get to keep the clothing, and it gives them confidence,” says Deb Huston, special education aide and Panther Pantry coordinator. “Some students attended the inauguration of the new governor and they needed dress clothes, so they got to ‘shop’ in the clothing den.” The backpack program alone supports about 120 kids on a weekly basis, roughly a quarter of the total enrollment of 470. “It begins with confidence, and before that, it begins with hope,” says principal Mike Raters. “Hope that ‘I don’t have to worry about food this weekend,’ or ‘I can’t go to the inauguration because I don’t have the right clothes.’ Our kids are more confident to get engaged in extracurricular activities because they don’t have those barriers.”
