Westwood Historic District has stately homes within walking distance of BSU
Westwood Historic District was established in 1923 with winding, wooded streets and architecturally significant homes. Some of Muncie’s wealthiest industrialists and prominent citizens once lived here, including the Ball family — the founders of Ball State University and creators of Ball Corporation glass mason jars — and Alexander Bracken, whose Georgian Revival-style house now serves as the home of the university’s president. Residents are within walking distance of BSU and IU Health Ball Memorial Hospital, making it popular with university faculty and hospital staff. “This is one of our best neighborhoods simply because of the proximity to the campus, the culture and the incredible mix of styles of homes,” says Steve Slavin, a Muncie native and Realtor with Coldwell Banker Real Estate Group.

Revival-style homes and ranches in a park-like setting
Westwood’s historic core is an assembly of early 20th-century architecture, including Craftsman, Colonial Revival, Spanish Revival, and the largest collection of Tudor Revival homes in Muncie. However, these houses are rarely for sale. “There’s also contemporary and some new construction, as well as midcentury modern,” Slavin says. “Every one of those houses has its own history. Those homes do not hit the market, especially the ones that are so architecturally unique. [The owners] privately sell them.” The district’s outskirts have more midcentury ranch-style homes, cottages and a smattering of split-levels built in the 1970s and 1980s. “There are modest homes on the outskirts, and that’s what my grandparents did in the southeast corner,” Slavin says. “They were two professors at Ball State, and they wanted to live in what they thought was the best neighborhood. My grandpa worked directly across the back door from the Robert Bell building. My grandma was the first female business professor and she’d just walk across McKinley Avenue to work.”
Homes outside the historic core typically range from $130,000 to $350,000. The area’s most stylish and coveted homes start at $350,000 and reach up to $700,000 depending on their size, age and condition, but sprawling revival-style estates rarely sold to the public can cost between $700,000 and $1 million, according to Slavin.

The Village is getting new restaurants, a hotel and homes
Residents are close to The Village, the commercial district next to campus and a long-time watering hole for students. Ball State University, the city of Muncie, and public and private partners are pouring $200 million into renovating The Village with new entertainment venues, restaurants, a boutique hotel, single-family homes and townhomes. “They’re trying to make it more attractive to the Muncie community rather than just a bar scene,” Slavin says. Officials hope to show off the revamped Village to the public in 2026, but in the meantime, there are still plenty of dining options. The Cup is a hip coffee joint with bagel sandwiches and local art on the walls, while Greek’s Pizzeria is a Muncie institution known for its slightly sweet sauce and garlic butter crust. Tillotson Avenue has fast-food restaurants, a Pay Less grocery store, and local restaurants like Honey Beez Pancake House and Puerto Vallarta, a Muncie Mexican staple with three locations throughout the city. The bars, restaurants and boutiques of downtown Muncie are about 2 miles away.

Attending Muncie City Schools and Ball State University
Kids may attend West View Elementary School, which receives a C-plus from Niche, before heading to C-rated Northside Middle School. Students at Muncie Central High School, rated B-minus, can take career and technical education programs through the Muncie Area Career Center. Burris Laboratory School is a public K-12 school overseen by Ball State University. The A-minus school has an enrollment lottery to determine admissions, although priority is given to applicants who have a sibling already attending the school.
The neighborhood is within walking distance of Ball State University, one of Central Indiana’s top universities. With an enrollment of approximately 20,000, many students attend BSU for its colleges of architecture, business, communications and media, education and nursing.

Nature abounds in Christy Woods, Rinard Orchid Greenhouse and Minnetrista
Ball State has several nearby attractions that are open to the public, including Christy Woods, a popular spot for hiking and wildlife spotting. The 17-acre old-growth forest has more than 100 years of history. The Rinard Orchid Greenhouse provides a tropical escape and features more than 2,000 varieties of orchids, including several rare and endangered species. Minnetrista Museum and Gardens is 2 miles away and built on the grounds of the Ball family estate. Visitors can walk along the 40-acre campus or explore the exhibits and historic homes.

Driving on Riverside and Tillotson Avenues
Riverside Avenue is one of the main roads leading to BSU and has a steady stream of traffic. Tillotson Avenue leads directly to Route 32, Muncie’s major east-west thoroughfare that connects to Interstate 69 and the Muncie Bypass. IU Health Ball Memorial Hospital is less than a mile away.
