As Murfreesboro’s exurbs blend into the bucolic countryside along Highway 70 South, the community of Kittrell stretches across the Tennesee countryside. “Kittrell definitely has a small-town feel,” says Realtor Jeff Letzler with John Jones Real Estate LLC, a lifetime resident of Murfreesboro who has sold homes in the area for five years. There’s hardly a town to speak of – a handful of homes and businesses sit along Old Woodbury Pike, but most are haphazardly spaced across the rolling hills. It’s a community with an agricultural past, and that’s still the main focus. However, as time passes the exurbs of Murfreesboro creep further and further into the countryside, encroaching into Kittrell.

Rustic Kittrell farmhouses and countryside cottages
Ramblers and cottages dot the streets closest to Old Woodbury Pike, many having been built from the '50s through the '70s. Sitting on 1 to 2 acres, they generally sell for between $180,000 and $400,000. Deeper into the countryside, bi-levels and farmhouses sit on lots that are often 5 acres or more, selling for $400,000 up to $850,000; farms and lots topping 20 acres can reach up to $1 million. Closer to Murfreesboro, new subdivisions with built-to-plan homes sporting farmhouse and Craftsman design cues sit on fenced-in quarter-acre lots, and usually sell for between $325,000 and $475,000.

Get to Nashville in less than an hour
Letzler says being close to bigger towns is part of the draw of Kittrell - “You get all the amenities of a big town while living in a rural area.” That said, residents must rely on cars and trucks to get around. Route 70 South cuts through the center of the community, providing a direct route to Murfreesboro or east to Woodbury – it was the original Stage Coach Road from Knoxville to Nashville and is still an important roadway. The center of Murfreesboro, home to shopping and dining, is roughly 9 miles away, usually a drive of 15 minutes or so; it’s also home to the nearest 24-hour emergency care center, Ascension St. Thomas Rutherford, which can be up to 15 miles from the furthest corners of Kittrell, a drive of 20 minutes. While there are private and corporate airports nearby, for commercial flights residents head to Nashville International Airport, roughly 40 miles away - usually a 50-minute drive.

Dewayne’s Good Times Bar & Grill is a popular spot for locals to sit and sip while listening to live music, singing karaoke or watching a sporting event. They also serve up early-morning breakfasts during the week. Sitting on over 80 acres, Hop Springs is more than just a brewery. Multiple stages are home to music acts all year round, while an 18-hole disc golf course wraps around the venue. There’s a dog park and walking trails, and they are active in the community by sponsoring fun runs, hosting arts and crafts fairs, and raising money for various charities. Taylor’s Grocery provides a convenient stop for small groceries, but for stocking up for a few meals, residents head to the Publix in nearby Murfreesboro.

Up on Cripple Creek
Home to largemouth, smallmouth and rock bass, along with inner-tubing, Cripple Creek is a 15-mile creek that cuts through Kittrell. In the warm months, it’s common to see anglers along the banks. In the center of Kittrell, tucked behind the Public Health and Safety Building, Kittrell Community Park has a pair of ball fields, a playground, a pavilion and walking trails. To the northwest, Flat Rock Cedar Glades and Barrens Class is an 800-plus-acre nature area owned by the state of Tennessee. A variety of woodland types, oak barrens, open grassland barrens, and cedar glades can be found in Flat Rock. “The hills of the preserve back into several properties,” says Letzler.
Rutherford County Schools has a good reputaion
Kittrell Elementary School is in the center of the community, and students will need to catch a bus or be driven there. It gets a B-rating from Niche, while Whitworth-Buchanan Middle School is rated a B-plus. Oakland High School also earns a B-plus rank from Niche, and has nearly 40 clubs, including creative writing, role play and hip-hop clubs. Parents looking to send their children to private school have options within Murfreesboro itself, including Providence Christian Academy, Middle Tennessee Christian School, and Saint Rose of Lima Catholic School. Middle Tennessee State University and Hussian College are the nearest colleges to Kittrell.

Murfreesboro events
Kittrell residents will usually head into Murfreesboro for events like the annual Christmas Parade and the holiday lights at Cannonsbaugh Village. “One of my favorite parts of the county is the square,” says Brad Fowler, realtor and broker with Century 21 Wright Realty. “They have events all year long, a tree lighting around the holidays and a farmers’ market from spring to fall.” Summers are for the Celebration Under the Stars, every 4th of July, while the Great Tennessee Air Show takes place at the Smyrna Airport in June, usually on the first full weekend.

Congregations within the community include Hickory Grove Baptist Church, Ward’s Grove Baptist Church, Zion Christian Ministries, Divinity Ministries, Cripple Creek Presbyterian Church, Freedom-Worship Outreach Church and Harvest View Church. In Murfreesboro proper, additional options include Saint Rose of Lima Catholic Church and Murfreesboro Community Church.
