Developed in the late 20th century as one of Murrieta’s first planned communities, Alta Murrieta continues to attract homebuyers with low property taxes and high-ranking schools. Its location just east of Interstate 215 makes for convenient trips to shops and restaurants without sacrificing the perks of being a primarily residential neighborhood. “It’s extremely walkable with the park right there, and kids are always playing up and down the street,” says former resident Melissa Buffington, a local Realtor with The Buffington Group. “All the neighbors know each other, and it’s very safe.” The community has a CAP Index Crime Score of 2 out of 10, compared to the national average of 4.
Spanish and Craftsman-style homes fill the community
Bike lanes and sidewalks run parallel to the neighborhood’s main roads, which provide views of distant mountain ridgelines and connect to smaller residential avenues. These lead to cul-de-sacs featuring lots of a quarter-acre or less, where trimmed lawns share space with palm trees and Spanish or Craftsman-style homes built from the late 1980s through the '90s. “The houses are very solid, the taxes are low, and there’s no homeowners association,” Buffington says. Prices range from $500,000 to $750,000, depending on size and condition.

Murrieta Valley Unified School District ranks No. 1 in Riverside County
Murrieta Valley Unified School District serves the community. Niche gives the district an A rating and ranks it the best school district in Riverside County. Alta Murrieta Elementary School sits at the community’s center. “A lot of kids in the neighborhood walk to school,” Buffington says. The school maintains an A-minus rating on Niche, alongside Warm Springs Middle School. The middle school is also a recognized AVID National Demonstration School for its commitment to supporting the academic growth of underrepresented students. A-rated Vista Murrieta High School is known for its student programs, campus events and lively game-day student sections. The school won Varsity Brand’s “Most Spirited School in the United States” for three consecutive years from 2020 to 2023.

Shopping and dining options along Interstate 215
Shopping centers line I-215 along the community’s western edge. Short trips lead to the retailers of Murrieta Town Center on the south side, which include Marshalls and Ross Dress for Less. Sizzler shares the parking lot and has been a local favorite for casual American dining for over three decades. Across Murrieta Hot Springs Road sits Sam’s Club and Trader Joe’s for groceries and a mix of chain and locally owned eateries, serving everything from Vietnamese to Mexican to Filipino cuisines. Murrieta Springs Plaza and Madison Center offer more options off I-15, just west.

Residents walk to neighborhood parks and golf nearby
Rancho Acacia Park on Avenida Palizada is a walk away from most homes. The park features a disc golf course and playground, but its trails see most activity. Residents can also take the pup for a stroll or fish for bluegill at Pond Park on the neighborhood's south end. Los Alamos Hills Sports Park on Ruth Ellen Way fills for weekend tournaments. “It’s where all the youth sports like soccer and baseball are played and is always busy,” Buffington says. The Golf Club at Rancho California’s public course is a couple of miles east, and Uptown Jungle Fun Park offers indoor recreation just north on Los Alamos Road.

Commuting in and around Alta Murrieta
Interstate 215 is the area’s main throughway and connects with I-15 less than a mile south. The latter links residents to San Diego, 65 miles south, and Ontario International Airport, roughly 50 miles northwest. Residents can get around locally along State Route 79, 2 miles east, or hop on a Riverside Transit Agency bus with stops along Murrieta Hot Springs Road and Alta Murrieta Drive. Southwest Healthcare Rancho Springs Hospital is less than a mile west, off Medical Center Drive.

In early December, Santa pays a visit to every community across the city for Murrieta’s Santa Stops. “People in the neighborhood head to the street in droves to see the mayor and Santa roll through,” Buffington says. “They also collect cans for local food banks and have a choir that comes out and sings.”
