As more workers throughout Southern California seek lower housing prices, they head to places like Murrieta; the area continues to grow, both in population and commercial development. “Murrieta has been a bedroom community for so long, and now, the city has incentivized new businesses to come in and make it more convenient for everyone,” says Kellee Spillman-Malone, a broker with Reliable Realty, who has sold in the area for 20 years. Interstates 15 and 215, known locally as the 15 and 215 freeways, provide convenient routes for those looking to live in the more affordable suburbs and commute to bigger cities.

Mediterranean influences in Murrieta Oaks architecture

Homes in Murrieta Oaks have the red-tiled roofs and stucco facades typical of Mediterranean-style architecture. Uniform cul-de-sacs and densely packed streets comprise the neighborhood’s landscape, and freshly paved sidewalks and palm trees front most houses. Single-family prices often fall between $515,000 and $1 million, a relatively low range for a Southern California city. In Murrieta Oaks, a buyer can find a four-bedroom home with a private pool for around $650,000, while a property with similar features in San Diego, for example, would sell for at least double that price.

Major freeways, buses and airports

Commuters can take the 15 about 65 miles to San Diego and 60 miles to Orange County. Riverside Transit Agency buses are also available as a public transportation option. The region has many airports with both commercial and general aviation services, and the Ontario International Airport and the McClellan-Palomar Airport are both about 45 miles away in opposite directions.

Big-box stores and restaurants off the 15 and 215 freeways

Shopping centers operate out of nearly every corner of the neighborhood. The Murrieta Springs and Cal Oaks plazas off the 15 and strip malls off the 215 have fast-food dining and big-box stores, from Target to Albertsons. “You used to have to go into Temecula for everything, but now it’s all in your backyard,” Spillman-Malone says. Popular restaurants, including Nonno's Ristorante, line Murrieta Hot Springs Road, and Rival Coffee Co., near the 15, serves as makeshift offices for remote workers. Urgent care facilities, specialty doctor’s offices and the Southwest Healthcare Ranch Springs Hospital are also nearby, off these major thoroughfares.

Plenty of pocket parks and large outdoor gathering spaces

Parks are scattered throughout the neighborhood, and each typically includes a playground, trails and basketball courts, maintained by the city. The Murrieta Barratt and Antelope Hills parks have jungle gyms and walking paths, tucked beneath weeping willow trees. The California Oaks Sports Park, right next to Shivela Middle School, is a major community gathering space with a public pool, skate park and athletic courts and fields. Murrieta puts on numerous local events throughout the year.
