Seagate Village offers inland prices near the ocean in Myrtle Beach
The Myrtle Beach neighborhood of Seagate Village is a selection of former military housing repurposed as a mixed-use community of stand-alone and traditional condominiums. The Myrtle Beach Air Force base closed in 1993, a group of investors bought the 275-acre property and renovated the buildings, which are a mix of stand-alone and duplex residences. The Grand Strand neighborhood, which offers inland prices in a coastal location, is conveniently bordered by Grand Park and Myrtle Beach State Park, and residents are a quick golf cart ride away from The Market Common retail and entertainment center. “It’s a mature neighborhood, a well-maintained family neighborhood, and the location is pretty fantastic,” says Rose Hughes of Century 21 Barefoot Realty, who has sold several properties in Seagate Village and adds that “the price point for the location is probably the biggest draw.”

Affordable condos near The Market Common district
Homes here were completely renovated, including new cabinets, countertops and light fixtures. The midcentury, ranch-style designs feature well-sized lots with plenty of yard space fronting walkable streets. Residents can get approval to fence in backyards. Driveways and carports are standard features, although some condos have attached garages. Prices range from the low $200,000s to the high $300,000s. “It’s a great price point near The Market Common, an area where homes are generally higher priced,” Hughes says. That affordability is also attractive to investors. “The housing is also good for short-term rentals. It just depends what you’re looking for,” Hughes says. The elected homeowners association has a professional management company handle day-to-day maintenance, such as exterior building repairs, landscaping and upkeep of common areas. Monthly HOA fees typically range from the high $200s to the high $300s. Homeowners should be aware that insurance rates are affected by the high risks of flooding and wind damage during hurricane season.

The Market Common is a contemporary commercial and event center
The Market Common is an outdoor shopping, dining and entertainment center blocks from the neighborhood. “It’s a little more cityish than you’d typically find in Myrtle Beach,” says Hughes of the multi-use development that includes apartments above many of the businesses. “Every month there’s some kind of event going on. They have carriage rides down Main Street in the winter. It just has more of a city feel, and it’s still being built out.” Anthropologie and Chico’s are among several women’s apparel stores that anchor the shopping options. Highly rated dining destinations include Tupelo Honey Southern Kitchen & Bar and CK’s Bistro. A 14-screen movie theater is a featured family attraction. Like Seagate Village, the district occupies a portion of the old Myrtle Beach Air Force Base. The charming district pays homage to its history at Valor Park and Warbird Park. Publix, Walmart and Target are located nearby along U.S. Highway 17, also known as Ocean Highway. More shops, restaurants and bars line the Myrtle Beach Boardwalk, a buzzy mile-long promenade along the oceanfront.

Athletic fields and beaches surround the community
Myrtle Beach State Park separates the neighborhood from the Atlantic Ocean. Visitors to the 312-acre attraction have access to a beach in a more relaxed setting than the nearby hotel-lined oceanfront. The beach’s fishing pier is a popular destination for anglers, and the park also offers miles of hiking trails. Visitors can use the park as a pathway to the city’s coastal attractions, including the nearby Myrtle Beach Boardwalk. Boaters and outdoors enthusiasts can take advantage of the coastal waters, which offer prime spots for jet-skiing, parasailing and deep-sea fishing. The Grand Park Athletic Complex is the center of organized sports activity. Its multipurpose fields host baseball, softball, soccer, lacrosse and football competitions that draw youth, high school and adult teams from across the country. Adjacent amenities include The Market Common Hockey Rink, Crabtree Memorial Gymnasium and the all-inclusive Savannah’s Playground.

Students attend five schools from pre-kindergarten through 12th grade. The neighborhood is on the western edge of the school zone, and all five schools are clustered together about 7 to 8 miles away. Myrtle Beach Child Development Center, for pre-kindergarten and kindergarten students, and Myrtle Beach Primary School, for first and second graders, do not receive grades from Niche. Myrtle Beach Elementary is a B-rated school. Myrtle Beach Middle and Myrtle Beach High schools each earn a grade of B-plus. The high school boasts an award-winning marching band as part of its popular performing arts programs.
