Holding the distinction as the oldest town in Texas, Nacogdoches has a population of 32,000 and attracts younger people and those looking to settle down. "Retirement draws people to the city," says Marian Corley, a Realtor with East Texas Rec Land Realty with several years of real estate experience. "There are a lot of lakes nearby and fishing tournaments." In addition to retirees, the city is also a draw for families of all ages. "If you are coming from a bigger city, it can be a shock how small they are, but there are lots of events and festivals and parades, and it's a great place to raise a young family," says Christopher Lowe, a real estate professional with HoM Realty.

Secluded custom homes on the lakefront

The Nacogdoches median home sale price is around $250,000, slightly higher than nearby Lufkin ($242,000). Homebuyers can find investment property homes in town for less than $100,000. A handful of secluded custom homes on the outskirts of town, some with acreage or on the lakefront, go for several million dollars. Homes in Nacogdoches sell, on average, after 50 days on the market, compared to the national average of 45 days.

Boating and fishing at Lake Nacogdoches

Lake Nacogdoches and Lake Nacogdoches Parks are popular outdoor recreation spaces about 10 miles west of the city. Residents visit the 2,200-acre reservoir for swimming, boating, picnicking and fishing. The lake is known for producing trophy-sized bass. Pecan Acres Park sits near the heart of the city, offering a disc golf course and a playground. The park also has a pavilion, picnic areas and a walking trail. Maroney Park features basketball and tennis courts, a wooden playground and a splash pad.

Thousands gather for the Texas Blueberry Festival

Nacogdoches residents appreciate the city's various events and festivals throughout the year. None stand out more than the Texas Blueberry Festival, an annual event that attracts nearly 20,000 people every June. Visitors enjoy blueberry picking, auto exhibits, and live music. Thousands of pounds of blueberries are sold to festival goers; some can pick their own right off the bushes. The community will also gather for holiday celebrations, including a Valentine's Dinner & Dance and Christmas Tree Lighting.

Stephen F. Austin State University students focus on forestry and agriculture

Students are assigned to the Nacogdoches Independent School District, which serves about 6,000 students across six schools and earns a B-minus from Niche. For private schooling, Regents Academy is a Pre-K through 12th grade institution that receives a B from Niche. Stephen F. Austin State University is the city's public university specializing in forestry and agriculture, with over 9,500 undergraduate students. Corely notes that Stephen F. Austin State University is a "driving factor" for the local community.

Mostly mom-and-pop shops on South Street

Nacogdoches isn't a hub for retail and restaurants, with most of them along South Street, which runs through the center of town. "You see a lot of local restaurants and mom-and-pop shops, not much for department stores," Corley says. There is a Walmart Neighborhood Market near Pecan Acres Park and a Walmart Supercenter on the north edge of town near Lakeside Park.

Highway 59 leads south to Houston

Most residents rely on their vehicles to get around, with limited public transportation options. Highway 59 runs along Nacogdoches' western edge, leads south into Lufkin, and further south in Interstate 69 and Houston. While Al Mangham Jr. Regional Airport is just outside of town, most travelers will head to George Bush International Airport, about 126 miles south in Houston, for international and domestic flights. Nacogdoches Memorial Hospital and Nacogdoches Medical Center are the primary medical facilities in the city.

Nacogdoches crime and environmental factors

According to FBI crime data, property crime rates in Nacogdoches have fallen below the national average in the last few years after being higher in the early 2020s. Violent crime rates are slightly higher than the national and state average and have remained mostly the same in the last few years. Nacogdoches's location in East Texas makes it prone to wildfires, flooding, tornadoes and extreme heat. The city's hottest month is August, with an average high of 93 degrees. The coldest month is January, with an average high of 59 degrees.
