Renee Ocher, an associate broker with Keller Williams Commercial who’s served the area for decades, says that Nanuet has a variety of offerings. “Our housing ranges from affordable to higher end, we have all kinds of houses of worship, and we’re seeing everyone from the young families to retirees move here,” Ocher says. The varied range of people makes for an engaged, active place to live.

Townhouses, Colonial Revivals and ranch-style homes in Nanuet

Most of Nanuet’s houses were built in the mid-to-late 20th century; single-family homes on peaceful, residential streets tend to be Colonial Revivals, ranches, cottages and split-levels. “Nanuet also has the largest townhouse community in Rockland, with about 1,200 units,” Ocher says. “It spans from one to three bedrooms, and prices go anywhere between $300,000 and $650,000.” The median sale price for a single-family home in Nanuet is around $705,000, far above the national median. Nanuet’s housing market moved quickly when New Yorkers were leaving the city in 2020, but Ocher says it’s calmed down some since then. “As of late, buyers are people who have their own careers and aren’t looking to fix something,” she says. “They want something they can move into immediately.”

Green spaces and a popular public pool at Lake Nanuet Park

Most of Nanuet’s green spaces are public parks, where residents jog on nature trails and youth teams practice on sports courts. Lake Nanuet Park is a popular spot in the summer, with its public pool and playground. Locals are only about 5 miles from large outdoor spaces, like the state parks and waterside recreation along the Hudson River in the village of Nyack. The area experiences all four seasons, including cold, snowy winters.

Major highways and commuter trains in Nanuet

Several popular throughways go through Nanuet, keeping commuters connected to other parts of Rockland County and beyond. Interstate 287 runs east-west through town. “The Garden State Parkway goes to New Jersey, and the Palisades Parkway takes you anywhere from Manhattan to the Catskills,” Ocher says. She adds that though it’s not the easiest commute, most people work in New York City. Commuters can board a train at the Nanuet train station, which goes south through New Jersey to Hoboken. “From there, you have to take the tubes to Manhattan,” Ocher says. John F. Kennedy International Airport and LaGuardia Airport are the two closest major airports; both are under 40 miles away. The Montefiore Nyack Hospital, about 5 miles east of Nanuet, is the closest medical center.
