Many homes have midcentury modern elements, including slanted roofs and colorful wood-paneled exteriors, and most have three bedrooms and two bathrooms, ranging from 1,000 to 1,500 square feet. Prices range from $600,000 to $800,000, depending on size. Manufactured homes are also available in the southeast, with prices ranging from $130,000 to $170,000, depending on renovations. Hands-on agricultural learning at Vintage High
Local kids can start school at Bel Aire Park Magnet Elementary, which earns a B-plus from Niche and is an International Baccalaureate school, then attend the B-rated Redwood Middle. At the B-plus-rated Vintage High, students can get hands-on agricultural experience at the school’s farm, and they can join over 40 clubs, including Future Farmers of America, the Mountain Biking Club and Teens for Change. Beard is bordered west by Highway 29, which leads 15 miles south to Interstate 80, and 7 miles north to Yountville. Trancas Street is in the north, and Jefferson Street passes through the neighborhood’s center, leading 2 miles south to Downtown Napa. With the Vine bus, bike lanes and sidewalks available, Beard’s residents can get around the city without a car. Providence Queen of the Valley Medical Center borders Beard to the north. Napa County Airport, a public airport with no commercial flights, is 9 miles south; San Francisco International Airport is 61 miles away, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 53-mile trip.

Green space at O’Brien Park
There aren’t any large parks in Beard, but kids can get some playtime in at the small playground on the corner of Main Street and Montclair Avenue. For green space, residents can head to the 9-acre O’Brien Park, less than a mile from the neighborhood. Beard’s central location puts it within 2 miles of the city’s most popular parks, including the 10-acre Oxbow Commons downtown, the 33-acre Trancas Crossing Park by the Napa River and the 157-acre Alston Park, which has an off-leash dog park and hiking trails with vineyard views. The 47-mile Napa Valley Vine Trail goes through the neighborhood; cyclists can take the trail southeast to downtown or head north to Calistoga.

Shopping options on Trancas Street
The shopping centers along Trancas Street in the neighborhood’s north make up one of the city’s major shopping hubs. The big-box stores here, including Target and Outdoor Supply Hardware, make running errands easy. There are also several grocery stores, like Trader Joe’s, Safeway and Whole Foods Market. For a casual night out, Trancas Steakhouse has been a local staple since 1999. “It’s kind of a neighborhood watering hole,” says Monica Cline, a Realtor with Coldwell Banker Brokers of the Valley who’s sold homes in the area for 18 years. “They have a bar area and do karaoke nights.” Frida’s Mexican Grill is another spot to find locals enjoying happy hour or chatting at the bar. National chains like Panera Bread and Starbucks are also nearby. For upscale dining and shopping, Downtown Napa is 2 miles south.

Summer concerts at the Oxbow RiverStage
Downtown Napa’s regular events are a 2-mile bike ride away. In the summer, music fans gather at venues like the Oxbow RiverStage and the amphitheater at Veterans Memorial Park for summer concert series that feature both local and national bands. The Fourth of July Celebration draws crowds to Oxbow Commons for live music, kids’ activities and a drone light show.

Noise from the Napa Valley Wine Train
The Napa Valley Wine Train, a vintage sightseeing train that makes daily trips north from downtown, passes through the neighborhood a couple of times a day; while some residents may not appreciate the train’s whistle, others enjoy waving to the conductor as it passes by. “Some people absolutely love it,” Sairanen says. “The train has a kind of muted whistle, and it goes very slowly so it doesn’t disrupt the neighborhood.” Nearby Highway 29, Trancas Street and Jefferson Street can also cause noise in the neighborhood.
While Beard itself has a low risk of wildfires, residents might occasionally experience reduced air quality from nearby fires. The last major wildfires in the area were the Glass Fire and LNU Lightning Complex in 2020, which burned areas to the north. Residents can stay fire-aware by signing up for Nixle alerts.
