Waterfront living on the Napa River

Located 1 mile from the shops and restaurants of Downtown Napa, Riverpark is Napa’s only waterfront neighborhood. Most residents here have private docks in their backyards and views of the Napa River or the canals that curl through the neighborhood. “We lived there for a little bit, and it was one of my favorite places to live in Napa,” says Stephanie Gibson, an associate broker at Golden Gate Sotheby’s International Realty who’s lived in Napa for 43 years. “Being on the river is great; there’s fog in the morning, and it's a very calm river. There's not a lot of water skiing or anything like that. It's like a little golf community, but it’s a little boat community.”

Ranch-style homes with private boat docks

Riverpark’s Mediterranean-inspired ranch-style and new traditional homes overlook canals that curl into the neighborhood from the Napa River. Most have private boat docks and sit in tree-lined cul-de-sacs. The Napa Yacht Club subdivision in the neighborhood’s south is a gated community with 1990s homes, while River Park Estates in the north was built in the 1960s and ‘70s. “Primarily retired folks live here because there are really nice one-levels,” Gibson says. A three-bedroom 1970s ranch-style home can start at $1.1 million, while an early 2000s ranch-style can cost $2 million, plus homeowners association fees. Townhouses are also available and start at $800,000, plus fees.

Cruising the Napa River

The Napa Yacht Club has basketball and bocce courts available to residents, as well as a river trail. Boaters in Riverpark can travel up the river to downtown, or head south through the estuary to San Pablo Bay. For more trails and river access, the 350-acre Kennedy Park across the river has the Napa Valley Vine Trail, a paved path that will eventually stretch 47 miles from Calistoga to Vallejo Ferry Terminal. Golfers can play a round of 18 holes at the public Napa Golf Course in the park, and residents can sign up for volleyball classes at the park’s sand volleyball courts.

Red, white and boat

According to Gibson, residents frequently have river parties on their boats. The biggest party of all of the Fourth of July Boat Parade; residents decorate their boats with American flags and cruise to Downtown Napa and back. There are prizes for best decorations, and a barbecue lunch is served at the Napa Valley Yacht Club downtown.

At the River Park Shopping Center in Riverpark’s north, anglers can refresh their tackleboxes at the locally owned Sweeney’s Sports. Clemente’s Authentic Italian Takeout is a family-owned restaurant serving Italian comfort food since 2008; they’re best known for their malfatti, a ricotta and spinach dumpling. Downtown is a mile away, where residents can visit the Oxbow Public Market, a local marketplace, and eat at Ristorante Allegria, which serves upscale Italian fare in a 1916 bank building. Big-box stores like Target and Home Depot can be found east of Riverpark, and nearby grocery options include Grocery Outlet and Raley’s.

Concert Choir at Napa High

Local kids can start at Snow Elementary, which earns a C from Niche, then attend the B-minus-rated Silverado Middle. The B-plus-rated Napa High has a 350-member choir program with six ensembles, including the Musical Choir, which focuses on musical theater, and the Concert Choir, which has 100 members. Nearby private options include the A-rated Napa Christian for kindergarten through Grade 12. Napa Valley College offers associate degrees in almost 50 areas, including winemaking and hospitality management.

A mile from Downtown Napa

West Imola Avenue borders Riverpark to the north, and a 1-mile drive north on Coombs Street takes residents to Downtown Napa. State Route 221, just east of Napa River, connects to Interstate 80, 13 miles south, and state Route 29 to the west connects to the rest of the Napa Valley. The Vine bus makes several stops along West Imola Avenue, which also has dedicated bike lanes. Sidewalks make Riverpark pedestrian friendly. Providence Queen of the Valley Medical Center is 4 miles north. Napa County Airport, a public airport with no commercial flights, is 6 miles south; San Francisco International Airport is 59 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 50-mile trip.

Nixle alerts for wildfire emergencies

While Riverpark is at risk for flooding, this part of the river is one of the last areas to break its banks. Napa’s last major flood was in 2005 before the Napa River Flood Project reduced flooding risk around the city.

Riverpark is in a low-risk area for wildfires, but residents might experience reduced air quality from nearby fires in the Napa Valley. The last major fires were the LNU Lightning Complex and the Glass Fire in 2020, which burned areas to the east and north. Residents can sign up for Nixle emergency alerts from the city and the county.

Napa State Hospital, a psychiatric hospital that doesn’t accept voluntary admissions, is just over a mile east and is one of the area’s largest employers.
