Situated 4 miles north of Downtown Napa on the city’s northern edge, Springwood Estates is the last neighborhood on U.S. Highway 29 before the city gives way to miles of vineyards. “It’s close to open space,” says Gary Rose, a sales associate with Golden Gate Sotheby’s who grew up in Napa. “It’s a good neighborhood for a young family with a couple of kids.” Springwood Estates has parks, retail and restaurants within a mile, and Yountville is only 6 miles north. “The beauty about it is it's in between Napa and Yountville,” says Carmen Gray, who’s been selling in the area for eight years and works in Real Estate Investment Sales with Vintage Sotheby’s International Realty. “You never get bored.”

Ranch-style homes on cul-de-sacs near vineyards
Ginkgo and maple trees line Springwood Estates’ streets, and a walk around the northern and eastern edges of the neighborhood offers vineyard views. “The Agricultural Preserve prevents development outside city limits,” says Gary Rose, a sales associate with Golden Gate Sotheby’s who grew up in Napa. “Unless previously zoned, you can’t have any commercial activity in the county.” This means that homes with vineyard views will continue to have them for years to come.
The neighborhood’s 1970s ranch-style and new traditional homes with Prairie and Mediterranean influences sit close together along cul-de-sacs, and yards are typically large enough for a mature tree or garden. “The neighborhood has a lot of newer people moving into it, so you’re seeing a lot of the older homes being remodeled,” Gray says. A three-bedroom ranch-style home can start at $641,000, while a four-bedroom Mediterranean new traditional can cost $1.6 million. Townhouses and manufactured homes are available in the neighborhood’s south; a three-bedroom townhouse can cost between $730,000 and $820,000, while a four-bedroom manufactured home can start at $275,000.

Join the Thespian Society at Vintage High
Local kids can start at Willow Elementary, which earns a B-minus from Niche, then attend the B-rated Redwood Middle. In 2024, the school broke ground on the new Agricultural Science and Innovation Center for its AgTech and Agriscience Career Technical Education pathways. Bike to Downtown Napa on the Napa Valley Vine Trail
Springwood Estates has several pocket parks within the neighborhood that offer green space and playgrounds. Springwood Park in the north is the most popular of these, with a jungle gym, volleyball court, and views of vineyards and mountains. At Alston Park, just over a mile west, dogs can run around off-leash at the 30-acre dog park, and hikers can explore trails and watch hot air balloons land. Tennis and pickleball players compete regularly at Las Flores Community Center, which also has kids’ sports leagues and summer camps. Cyclists can bike to Yountville or Downtown Napa on the Napa Valley Vine Trail just west of the neighborhood. Nearby houses of worship include Napa Valley Unitarian Universalists, the Presbytery of the Redwoods and Covenant Presbyterian Church.

Handmade pasta at Bistro Don Giovanni
Longstanding local restaurants can be found along Highway 29. At Bistro Don Giovanni, diners can enjoy organic pasta dishes like handmade ravioli with lemon cream sauce while taking in vineyard views from the patio. Fumé Bistro & Bar has a more casual vibe and serves American food with Mediterranean influences; dogs are welcome on the patio, and there’s even a dog-friendly menu. Take Highway 29 to Yountville
Highway 29 borders Springwood Estates’ western edge, connecting to Yountville, 6 miles north. The Vine bus stops along Salvador Avenue and Jefferson Street. Low speed limits, dedicated bike lanes and sidewalks make the area friendly for cyclists and pedestrians. Providence Queen of the Valley Medical Center is 2 miles southeast. Napa County Airport, a public airport with no commercial flights, is 11 miles southeast; San Francisco International Airport is 63 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 55-mile trip.
Highway 29 is the fastest way to get from Springwood Estates to San Francisco.

According to Rose, Yountville’s annual events are less than 10 minutes from Springwood Estates. At the Yountville Art, Sip & Stroll each May, art lovers can browse the work of over 50 artists while sipping on local wine. On summer Sunday evenings, local musicians play free concerts at Veterans Memorial Park.
Reduced air quality from wildfires
Springwood Estates has a low risk for wildfires, but residents might experience reduced air quality from nearby fires. The last major wildfires were in 2020 when the Glass Fire and LNU Lightning Complex burned areas to the north and east. Residents can sign up for Nixle emergency alerts to be notified during active wildfires.
