Ranch-style and new traditional homes
The sidewalks in Vintage are lined with midcentury ranch-style and 21st-century new traditional homes; front yards are large enough for a manicured lawn, colorful garden and paved driveway leading to an attached garage. “The houses here are a little bigger and newer than in surrounding areas,” says Heli Sairanen, a broker associate with Coldwell Banker Brokers of the Valley who’s sold homes in Napa for 48 years, “and a lot of people have added pools.” Size, age and renovations are the main factors affecting price.Ranch-style homes built in the 1960s can be found in the neighborhood’s west, with three bedrooms, two bathrooms and layouts between 1,100 and 1,600 square feet; prices range from $650,000 to $800,000. New traditional styles built in the 2000s are the norm in the east, with either Mediterranean details like clay-tiled roofs and stucco siding, or Craftsman elements like trussed gables and front porches. These homes have between 1,700 and 3,500 square feet, with prices ranging from $900,000 to $1.6 million.
Both south and east, two- and three-bedroom townhouse-style condos built in the 1970s and ‘80s typically range from $350,000 to $600,000, depending on size; monthly homeowners association fees between $300 and $400 cover shared areas and the community pool. In the 55-plus Willowbrook gated community, two- and three-bedroom condos cost between $750,000 and $900,000, depending on size, and monthly homeowners association fees typically range from $500 to $600, covering landscaping and insurance.
Agricultural education at Vintage High
Local kids can start school at Bel Aire Park Magnet Elementary, an International Baccalaureate school that earns a B-plus from Niche, then continue to the B-rated Redwood Middle. At the B-plus-rated Vintage High, which is within walking distance of many neighborhood homes, students can learn about agriculture at the school’s farm and join over 40 extracurriculars, including the Pickleball Club, Pride Collective Club and Future Farmers of America. Nearby private schools include the unrated St. Apollinaris School for kindergarten through Grade 8, and the A-plus-rated Justin-Siena High.Napa Little League at Garfield Park
The 2-acre Solomon Park has a playground shaded by redwoods and plenty of green space for a game of catch. Napa Little League plays baseball at the 14-acre Garfield Park, which has three ball fields and a playground and green space of its own. Local tennis players can join the Napa Valley Tennis Association, which plays on eight public courts near Vintage High. The neighborhood is bordered east and north by vineyards, and residents can seek out more open space at the 33-acre Trancas Crossing Park along the Napa River, which has a boat launch and 1-mile nature trail.A taste of the neighborhood at Eleven Eleven Winery
Locals are close to the restaurants and national retailers along Trancas Street. At Eleven Eleven Winery, the closest winery to Napa’s city limits, residents can sample wines made from the grapes they drive past every day. Trancas Steakhouse is a casual neighborhood bar known for prime rib and karaoke nights. For an upscale night out, residents can head west to Il Posto Trattoria, which serves freshly made pasta and Italian entrees. Downtown Napa’s restaurants and boutiques are around 3 miles south. National retailers like Target and World Market are less than a mile down Trancas Street, and nearby grocery stores include Whole Foods Market and Nob Hill Foods.Near Providence Queen of the Valley Medical Center
Highway 29 is less than a mile west and leads 16 miles south to Interstate 80. Trancas Street is the main road to the south, and both Jefferson Street and Big Ranch Road — which turns into Soscol Avenue — lead around 3 miles south to Downtown Napa. The Vine bus stops along Jefferson and Trancas Streets, and while there are some bike lanes and sidewalks, most residents rely on their cars to get around. Providence Queen of the Valley Medical Center is in the neighborhood’s south. Napa County Airport, a public airport with no commercial flights, is 10 miles away; San Francisco International Airport is 62 miles south, and San Francisco Bay Oakland International Airport, a smaller airport with mostly domestic flights, is a 54-mile trip.At the Napa Valley Marathon’s finish line
Each March, runners race from Calistoga to Napa during the Napa Valley Marathon. The finish line is at Vintage High, and the race concludes with an awards ceremony where the winners are given a magnum of wine.
