A strong sense of identity in southeast Naperville
Farmington sits just north of the DuPage River’s eastern branch, where residents are a bike ride away from popular shoreline parks and their accompanying trails. “There’s a strong sense of community in southeast Naperville,” says Ginny Jackson, a longtime local and broker associate with Baird & Warner Real Estate. “People here don’t ask where you live, they ask what subdivision you’re in because there’s a strong sense of identity in each one. In Farmington, you can head out for the evening, and, gosh, you’re a 10-minute drive to downtown!” From traditional, custom homes to A-rated public schools and walkable community parks, Farmington is a convenient subdivision with plenty to offer outside Naperville’s downtown bubble.

Farmington’s Colonial and Tudor-inspired homes
Farmington’s residential streets are bordered by homes with traditional architecture resting on quarter-acre lots. Colonial and Tudor-inspired builds neighbor bilevels and custom homes that offer anywhere from 2,500 to 3,000 square feet. Their manicured lawns are peppered with mature trees and backyard patios. Attached two-car garages come standard, with 12 feet of space between each house where neighbors don’t typically build fences. Uniform mailboxes are posted at the end of each driveway, while old-fashioned lampposts switch on at twilight. With a CAP Index Crime score of 1, compared to the national average of 4, Farmington residents are frequently spotted walking their dogs along neatly paved, well-lit sidewalks. Prices typically range between $520,000 and $805,000, above average compared to the surrounding Chicago metropolitan area.

A bike ride away from DuPage River Park
A community playground marks the entrance of Farmington Park, surrounded by open fields and newly planted trees. The green space is largely tucked away from local traffic and features a gently graded hill for wintertime sledding. Residents can bike south to DuPage River Park, which covers 264 acres of well-tended trails, red mulberry trees and an entryway to the DuPage River Trail. “When I promote the area, I’m promoting that park,” Jackson says. “You can rent kayaks and canoes, go fishing and ride your bike—which is nice since many of the trails downtown prohibit cycling. It’s just appealing to live so close to all that nature.” The trail itself stretches 2 miles east to Whalon Lake Preserve, home to prairie, wetlands and a 12-acre dog park. Largemouth bass and walleye fill the lake, where visitors flock to cast a line or take in the view from Whalon’s lakefront benches.

Proximity to the thoroughfares that count
Though Farmington sits 5 miles from Downtown Naperville, residents benefit from proximity to nearby thoroughfares and interstates. Washington Street, for example, leads to the nearest emergency room at Endeavor Health Edward Hospital, just 4 miles north. “Southwest Naperville has to contend with Route 59, which is a major artery,” Jackson says. “But we don’t have many traffic concerns over on our side. Especially because we’re east towards Chicago, it makes for a very easy commute whether you’re going into the city for work or just spending time out there.” Interstate 55 takes residents 33 miles into Downtown Chicago, but some instead opt for the hour-long Metra ride from Naperville Station. Those heading into Aurora can take 75th Street west for 14 miles, while those traveling out-of-state typically fly out of Chicago Midway International Airport, 25 miles east on Interstate 55. Alternatively, many ride the Metra to Union Station and catch the L to the airport.
