Naples Reserve
Neighborhood in Naples, Florida
Collier County 34114
Well-designed single-family homes feature waterfront views
Nearly all homeowners here enjoy waterfront views. Homes incorporate a variety of Mediterranean, Craftsman and transitional design elements. Palm trees and other native greenery line walkable streets. Well-landscaped front yards add curb appeal. Backyards are large enough that in-ground pools are common. Home prices range from the low $600,00s to nearly $3 million. “Prices are strong and holding, even in a market overflowing with inventory,” says Jones, who has sold several homes in the community. Monthly HOA fees range from the mid-$400s to the high-$500s. Homeownership comes with additional CDD fees. Even though the community is several miles inland, there is still a risk of flooding and wind damage during hurricane season, and insurance rates reflect that.Residents enjoy proximity to stores, restaurants on Tamiami Trail
Residents enjoy on-site dining at the Latitudes Café and relaxing poolside at the Tiki Bar. While relatively secluded, the community is located minutes from U.S. Highway 41, a primary coastal corridor known locally as Tamiami Trail. Publix, Fresh Market, Lowe’s, Marshalls and Walmart are all close. Surrounding dining destinations include Carrabba’s Italian Grill and Miller’s Ale House. The community is also within 12 miles of Marco Island and downtown Naples, both contemporary waterfront districts filled with boutique stores, restaurants and bars. The community is filled with social and recreational activity
Residents stay engaged at the neighborhood clubhouse, the “Island Club.” This community center hosts games of Mah Jong, Euchre and Bingo. Meanwhile, those looking to find meaning or lose fat can attend Bible study meetings and daily fitness classes. “There is a calendar at the clubhouse that lists all the activities and clubs,” Jones says. “There’s also a main road that circles the lake, so people are out riding their bikes, people are at the pool, at the fitness center. It’s a very active community.”Residents can relax on the nearby beach, rent kayaks, paddle boats and bikes, play volleyball and bocce ball and compete on one of the five tennis courts and four pickleball courts. Even dogs have their own dedicated spaces. Community events include concerts, food truck visits and holiday celebrations for the kids.
The Links of Naples executive course and Eagle Lakes Golf Club offer nearby golfing options. More rural recreation, including equestrian trails, is available at Picayune Strand State Forest, a 78,000-acre state park that borders the community and provides a natural buffer to future development. “It’s really nice to know that you’re surrounded by that land, which is great for the community moving forward,” Jones says.
Car-dependent community is still close to amenities
Its secluded location means the community is car-dependent, but infrastructure has expanded eastward with the city’s growth. “There’s only one way in and one way out, which was a head-scratcher at first because you felt so far out,” Jones says. “But other communities have since been built farther out, so you don’t feel that way anymore.” Physicians Regional Medical Center is about 7 miles away on Collier Boulevard. Tamiami Trail provides a direct route to the city’s beaches and other coastal attractions. Getting on Interstate 75 requires about a 15-mile drive. Southwest Florida International Airport is about 40 miles away via I-75.The community’s CAP Index score of 3-out-of-10 signifies a crime rate lower than the national average.Area's public schools are well-rated
Students can attend a trio of well-rated public schools. Manatee Elementary is rated B-plus by Niche. Manatee Middle and Lely High are B-rated. The high school offers the Cambridge International course of study and features dual enrollment classes through two universities and a technical college.
