Palm River Estates stands out for its lack of HOA
Located in highly coveted North Naples, Palm River Estates offers buyers an alternative to most other neighborhoods in the southwest Florida community. “The biggest thing is that there’s no gate there, and there’s no HOA,” says Realtor Tanner Miller with Pfeifer Realty Group. “Pretty much every community in North Naples in general has an HOA, so that’s one of the lures to Palm River Estates. You have incredible views of a golf course that you’re not paying for, as well as waterfront homes, and you’re in proximity to beaches, great schools and great hospitals. There’s everything that you could want there.”
Waterfront homes with golf course views
Palm River Estates has a mix of single-family homes, condos and apartments in various architectural styles. Single-family homes are typically ranch- or Spanish-style and often feature large lawns, tile roofs and pools. Some offer views of the community’s water features, and others overlook LaPlaya Golf Club. Recent sales of single-family homes start around $400,000 and reach as high as $1.5 million. Condo sales range from around $200,000 to $400,000, and these properties often have balconies overlooking the golf course or the water. Homes in Palm River Estates sell after an average of about three months on the market, significantly longer than the national average. “It got slow last year, but we’re still selling homes,” Miller says.Palm River Estates has a 2 out of 10 CAP Index Crime Score, below the national average of 4.
Highly rated Collier County Public Schools
Collier County Public Schools receives an A rating from Niche, which ranks it the fifth-best school district in Florida. Veterans Memorial Elementary School and North Naples Middle School both get As. Veterans Memorial ranks as the seventh best public elementary school in Collier County on Niche, and North Naples ranks as the best public middle school in the county. The neighborhood is zoned to Aubrey Rogers High School, which opened in 2023 and has not yet received a Niche rating. Aubrey Rogers High School offers five career academies: Arts & Technology Academy, Business Academy, Engineering & Trades Academy, Health Sciences Academy and Law & Public Safety Academy.
LaPlaya Golf Club, Veterans Community Park and other recreation spots
Palm River Estates is home to LaPlaya Golf Club, a private 18-hole course designed by esteemed golf course designer Bob Cupp. Less than a mile from Palm River Estates, Veterans Community Park is a large public park with tennis and pickleball courts, sports fields, a dog park and a playground. Four miles west, Delnor-Wiggins Pass State Park provides public beach access.

For dessert, Scoops serves homemade ice cream and acai bowls. Groceries are available nearby at Sam’s Club or Publix, which has locations less than 2 miles to the east and west of Palm River Estates.

Palm River Estates is a car-dependent community 11 miles north of downtown Naples. Collier Area Transit bus stops in the neighborhood provide routes around Collier County.
