Expansive estate homes on large lots
Over the years, Pine Ridge has garnered a reputation for its expansive estate homes. These single-family properties feature a wide range of architectural styles and sit on large lots. “There are beautiful high-end estate homes that are varied,” says Melanie Listrom, a local Realtor REMAX Affinity Mercato. “They started tearing down and rebuilding around 20 years ago. Some are Tuscan designed, but the ones going up today are more modern. It’s a nice mix.” Well-manicured front lawns are commonplace, as are backyard swimming pools. Some of the larger properties also have backyard tennis or basketball courts. Lakes are scattered throughout, providing scenic views from residences that border them. Like the estates, the price range is large, with single-family homes selling anywhere between $3 million and $15 million, depending on how many bedrooms and the year constructed. Multifamily townhouses are available and price between $250,000 and $400,000. Unlike many Naples neighborhoods, Pine Ridge does not have an HOA and many residents are full-time. “There are some snowbirds, but the houses are so large that there’s more full-time residents,” Listrom says.Close to the Gulf of Mexico’s sandy beaches
Clam Pass Park is less than a mile down Pine Ridge Road, granting residents easy access to the Gulf of Mexico. The park offers 35 acres of coastal preserves with a ¾ mile boardwalk and free tram rides to the beach. Vanderbilt Beach is 3 miles north and also features free beach access. Golfers can tee off at Pelican Bay’s championship-level 27-hole golf course, designed by legendary architect Arthur Hills. Pelican Bay Community Park features numerous athletic facilities, including softball diamonds, soccer fields and tennis and basketball courts.Dual enrollment courses at Barron Collier High School
Collier County Public Schools District serves the neighborhood and is ranked the 5th best district in Florida by Niche. Sea Gate Elementary, Pine Ridge Middle School and Naples Christian Academy all receive an A rating on Niche. Sea Gate Elementary is listed as a National Blue Ribbon School and has an active parent-teacher organization. Barron Collier High School offers dual enrollment courses at Florida Gulf Coast University and multiple career academies in fields such as business, engineering and health sciences. Pine Ridge’s convenient location allows for easy access to Naples’s premier attractions. “The actual truth is that this place is all about location,” Walter says. “Pine Ridge is a very narrow strip within the best part of Naples. It’s 20 minutes to all the restaurants and 10 minutes to the beach.” Tamiami Trail runs parallel to the neighborhood and connects to downtown Naples, 7 miles away. Naples Airport is 8 miles away and offers smaller, general aviation flights. For commercial airlines, Southwest Florida International Airport is 27 miles away. Fort Myers is 37 miles to the north.The Mercato is a shopping destination
The neighborhood is located between two of Naples’ premier shopping destinations. To the south, the Waterside Shops is an open-air mall featuring flowing waterworks and designer brands like Gucci and Louis Vuitton. The Mercato is a new mixed-use development to the north with upscale shopping and dining. The Mercato also hosts numerous events including art celebrations and daily live music. Seafood lovers can head to Deep Lagoon for fresh coconut shrimp and crab legs. Up the street, Seasons 52 is a popular Florida chain serving classic American fare and happy hour cocktails. Publix is nearby.Hurricane Risks in Southwest Florida
Southwest Florida is prone to hurricanes and received a direct hit from Hurricane Milton in 2024 and Hurricane Ian in 2022. Much of the neighborhood lies in a FEMA-Designated Flood Special Hazard Area, and homeowners are encouraged to review available flood insurance policies. However, the neighborhood’s inland location is an attractive selling point, protecting from stronger storms. “Pine Ridge is hot right now because of its raised location away from the beach,” Walter says. “That seems to be very popular because we’ve had some nasty storms.”
