When J.B. Conners developed the coastal community of Vanderbilt Beach back in the 1950s, he sought to use a name that would project a sense of prestige and luxury. While Vanderbilt Beach may have no direct ties to the wealthy family, the marketing ploy succeeded, transforming the neighborhood into a premier waterfront destination. Today, high-rise condos line the beachfront, while walk-up bars and restaurants provide scenic and convenient dining spots. Modern estates sit on the inner waterways and feature private docks from which residents can explore the nearby inlets and deep water of the Gulf of Mexico. Vibrant shopping centers are just a short drive away, while downtown Naples is just 10 miles south. Even with its prime destination and waterfront properties, the neighborhood is still accessible to a wide range of homebuyers. "What makes it special is that it's really a place where there's a home for every single pocketbook," says Carl Dittrich, broker and owner of Barefoot Beach Properties. "Yet what all residents share is the proximity to a beautiful beach that can be reached by foot or bicycle within a matter of minutes. The beach itself is a special place."

Walk to Vanderbilt Beach or explore Delnor-Wiggins Pass State Park
The neighborhood has easy access to two sandy beaches that each offer a different coastal experience. Vanderbilt public beach is one of the more popular spots in all of Naples. There is plenty of parking, but most residents prefer to walk or bicycle as the beach, which is less than a mile away. While it can get crowded, Delnor-Wiggins Pass State Park is just north of the neighborhood and provides a more relaxed way to enjoy the Gulf. "Denor-Wiggins state park is 166 acres of completely undeveloped white sandy beaches," Dittrich says. "You can enjoy the view without sitting next to a condo building." Visitors can also launch a kayak and explore the inland estuaries of Turkey Bay or cast in a line to try and hook a redfish or snook. For recreation on dry land, Veterans Community Park is around 4 miles away and features numerous athletic facilities, including baseball fields and basketball courts. Golfers have plenty of public and private courses to pick from, with the Old Collier Golf Club and Collier's Reserve Country Club being under a mile away.

Modern waterfront estates and high-rise condos on the beach
Vanderbilt Beach began in the 1950s when a real estate developer from Tampa dredged a series of canals to create a neighborhood of waterfront, single-family homes. Today, that collection has been replaced by expansive coastal estates and Spanish-Revival villas on palm-tree-lined streets. Ultra-modern builds and modest Florida ranch homes can also be found scattered throughout. Well-manicured front yards and backyard swimming pools are standard. All single-family homes have deep water access with private docks out back. "You can pass in front of Turkey Bay up to Wiggins Pass, which takes you out into the gulf," Dittrich says.
On the beachfront side of the neighborhood, multiple high-rise condos tower over the Gulf of Mexico and offer ocean views with resort-style amenities, including tennis courts, swimming pools and fitness centers. Condo units have a wide range of prices, mainly depending on the year constructed and orientation to the ocean. Two-bedroom units away from the beachfront usually cost between $500,000 and $1 million, while three-bedroom penthouse units with scenic views can reach up to $8 million. Single-family homes vary in price, depending on renovations and the number of bedrooms. Modest homes price between $1.5 million and $3.5 million, while expansive estates range anywhere between $5 million and $10 million.

The Vanderbilt Beach Residents Association
The Vanderbilt Beach Residents Association is an optional homeowner’s association that has worked hard to maintain the neighborhood's public spaces and aesthetic appeal. Founded in 1968, the association charges $35 per household for yearly dues. One annual required meeting is held. There is a guest speakers series throughout the year highlighting Naples’ cultural, environmental, and economic sectors.

Beachfront dining with the Mercato nearby
The Turtle Club is one of numerous restaurants that line the beachfront. The popular restaurant is known for its expansive patio and fresh seafood, including roasted grouper and Chilean sea bass. Down the beach, Gumbo Limbo is also popular. "It's a fantastic spot for sunsets, drinks and dinner," Dittrich says. "You can walk up to it straight from the beach." The Mercato is a new mixed-use commercial center 2 miles away with name-brand retailers and upscale dining. Top destinations include Nordstrom Rack, Tommy Bahama and Paragon Movie Theater. There are also numerous entertainment events with daily live music and monthly art installations. Publix Super Market is 1.5 miles away. The Ritz Carlton Hotel, just south of the neighborhood, is considered an anchor of the area, featuring resort-style amenities and fine dining.
Rocco's Tacos is a favorite place to dine in the Mercado shopping area.

Travel throughout Southwest Florida
Walking and bicycling are popular here. Tamiami Trail is close by and connects to downtown Naples, 10 miles away. Collier Area Transit services numerous bus stops along this road. Fort Myers and Cape Coral are about 30 miles to the north and can be reached using Interstate 75. Southwest Florida International Airport is around 25 miles away. Career academies at Aubrey Rogers High School
The Collier County Public School District serves the neighborhood. Younger students can begin their education at Naples Park Elementary, which receives an A-minus rating on Niche, and Pine Ridge Middle School, which receives an A rating. Aubrey Rogers High School is currently ungraded by Niche because it recently opened in August 2023. The high school offers numerous career academies in fields such as business, health sciences, and engineering. There is also a brand-new 1,350-seat performing arts center. Naples Christian Academy is a private school option 3 miles away.

Coastal hurricane risk
Proximity to the coast brings risks. The region is prone to hurricanes and was recently hit by Hurricane Milton in 2024. Most of the neighborhood is in FEMA-designated flood zones, and homeowners are encouraged to review available flood insurance policies. However, updated housing construction methods have provided protection in recent years. "The new construction is equipped to handle most storms because they're built higher up," says Randy Keys, a local Realtor with RE/MAX Hallmark. "New builds sit up high, so you only get water in the lower levels."
